About The Position

The Commercial Project Manager is responsible for the full commercial and financial management of assigned construction projects from award through closeout. This role focuses on protecting project profitability, administering contracts, managing project costs and forecasts, and supporting successful execution through proactive commercial oversight. The Commercial Project Manager partners closely with Operations, Superintendents, Estimating, Procurement, and Finance to ensure projects meet contractual, financial, and business objectives.

Responsibilities

  • Lead commercial management of projects from contract award through project closeout.
  • Review, interpret, and administer owner contracts, subcontract agreements, and purchase orders.
  • Serve as the primary commercial point of contact for clients and internal stakeholders.
  • Support negotiations related to scope, pricing, schedule impacts, and contract terms.
  • Identify, assess, and mitigate commercial, contractual, and financial risks.
  • Develop and manage project budgets, forecasts, and cash flow projections.
  • Monitor job cost reports and proactively address cost trends or variances.
  • Ensure accurate revenue recognition and timely progress billings.
  • Manage project cost controls in accordance with company financial policies.
  • Prepare and present project financial forecasts and status reports.
  • Manage change orders, variations, and potential claims in accordance with contract terms.
  • Evaluate change impacts related to cost, schedule, and scope.
  • Support the preparation, negotiation, and resolution of change orders and claims to maximize recovery.
  • Support pre-award and post-award estimating activities as assigned.
  • Prepare or review ROM, budgetary, and detailed cost estimates for bids, proposals, and change orders.
  • Validate labor, material, subcontractor pricing, assumptions, and risk contingencies.
  • Participate in bid reviews and pricing strategy discussions to achieve target margins.
  • Coordinate with Operations, Superintendents, Estimating, Engineering, Procurement, and Finance teams.
  • Participate in project meetings, production meetings, and internal company meetings as required.
  • Maintain complete, accurate, and auditable project documentation.
  • Ensure all commercial activities comply with contract requirements, company policies, and applicable laws.
  • Support company initiatives, procedures, and continuous improvement efforts.
  • Perform other duties as assigned.
