The HVAC Technician shall have the ability to install, repair, and perform preventive maintenance of heating, ventilation, air conditioning, and related systems. Perform repairs and preventive maintenance to plumbing and electrical equipment, maintenance and service repairs on heating, ventilating, and air conditioning systems. Possess a basic understanding of Building Automation Systems (BAS). Travel to other client sites to preform job duties.

  • Test electrical circuits or components for continuity, using electrical test equipment.
  • Washing Coils, visual check of equipment on a weekly basis.
  • Repair or replace defective, components, or wiring.
  • Repair or service heating, ventilating, and air conditioning (HVAC) systems to improve efficiency, such as by changing filters, cleaning ducts, or refilling non-toxic refrigerants.
  • Inspecting equipment, structures, or materials to identify the cause of errors or other problems or defects.
  • Maintain HVAC equipment on an ongoing basis as part of Plant Engineering’s Preventive Maintenance program. This will require weekly and monthly inspections of equipment and good record keeping ability.
  • Installation of ductwork, refrigeration piping, air conditioning units, and exhaust equipment.
  • Conduct repairs, preventive maintenance, seasonal tear downs and major rebuilds of chillers, boilers, air handlers, and other HVAC equipment.
  • Operation of the existing energy management and control systems to monitor and control all facilities space temperatures.
  • Scan and make necessary changes to the BAS as needed.
  • Verify, change, add or remove various refrigerants from HVAC systems as needed.
  • Inspecting Equipment, Structures, or Material — Inspecting equipment, structures, or materials to identify the cause of errors or other problems or defects.
  • Respond to occupant complaints concerning space comfort levels in a timely manner.
  • Monitor water treatment program for HVAC equipment.
  • Monitor through energy consumption reports the effectiveness of the preventive maintenance effort and suggest improvements or modifications.
  • Analyze buildings and operations to determine the optimum utilization of HVAC.
  • Ensure compliance of regulations relating to refrigerants.
  • High school or technical/vocational school training.
  • Typically requires 1-3 years of related experience or may have 0 years of experience plus an associate’s degree, or additional training, or certification.
  • Read and write sufficiently to complete related paperwork and read schematic designs and blueprints.
  • Maintain effective working relationships with co-workers, the traveling public and tenants.
  • Follow oral and written instructions.
  • Valid driver’s license is required
  • Mechanical — Knowledge of machines and tools, including their designs, uses, repair, and maintenance.
  • Customer and Personal Service — Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.
  • Finger Dexterity — The ability to make precisely coordinated movements of the fingers of one or both hands to grasp, manipulate, or assemble very small objects.
  • Near Vision — The ability to see details at close range (within a few feet of the observer).
  • Visualization — The ability to imagine how something will look after it is moved around or when its parts are moved or rearranged.
  • Manual Dexterity — The ability to quickly move your hand, your hand together with your arm, or your two hands to grasp, manipulate, or assemble objects.
  • EPA License or ability to obtain EPA License is preferred
