Requirements

  • 3+ years of estimating experience with a commercial general contractor — interior construction and finishes, MEP scope, and ground-up commercial projects are where your expertise lives
  • A reputation for thorough, accurate takeoffs and the attention to detail that catches what others miss before it hits the budget
  • Comfort reading and interpreting commercial construction drawings, specifications, and contract documents across multiple delivery methods
  • Strong working knowledge of subcontractor bid processes and an ability to evaluate scope coverage and pricing with confidence
  • Familiarity with estimating software and digital takeoff tools (specific platform experience is a plus)
  • The communication skills to work fluidly with project managers, owners, and design teams — you translate numbers into decisions people can trust
  • A collaborative mindset that fits well in a lean, high-performing team where everyone's contribution is visible and valued

Nice To Haves

  • A degree in construction management, civil engineering, or a related field is a plus — field experience combined with estimating acumen carries equal weight

Responsibilities

  • Lead quantity takeoffs and develop detailed cost estimates across a diverse project portfolio including interior commercial construction and finishes, MEP coordination, and vertical commercial construction
  • Prepare and issue bid packages, solicit subcontractor and supplier pricing, and level bids with the rigor and consistency that protects margin and wins competitive work
  • Collaborate closely with project managers and leadership throughout preconstruction to ensure estimates reflect constructability, scope clarity, and the organization's execution standards
  • Evaluate subcontractor qualifications, scope coverage, and pricing to identify gaps, overlaps, and risk before they become field problems
  • Support value engineering efforts that preserve design intent without sacrificing quality or client confidence
  • Build and maintain subcontractor and vendor relationships that give the organization a competitive edge in the Central Virginia market
  • Track bid results, refine cost databases, and continuously improve estimating accuracy across project types
  • Contribute to proposal narratives and presentations that reflect the organization's client-first approach and commitment to transparency
