About The Position

The Construction Project Manager is responsible for developing and managing assigned projects, ensuring they are executed with maximum productivity and economic efficiency. This role requires delivering complete, safe, and expertly crafted projects, maintaining high standards of quality and safety throughout the project lifecycle.

Requirements

  • Minimum of 3 years of experience in commercial electrical construction in an Assistant Project Manager, Project Engineer or Project Manager role.
  • Strong organizational skills and attention to detail.
  • Excellent communication and interpersonal abilities.
  • Excellent analytical skills and ability to solve problems.
  • Self-starter and ability to work in a team.
  • Proficient with understanding, interpreting, and implementing plans, specifications, and other contract documents.
  • Proficient with Microsoft Office Suites, Procore, and other project management software and tools.
  • Ability to manage multiple projects simultaneously and meet deadlines.
  • Knowledge of industry standards, safety protocols, and compliance requirements.

Nice To Haves

  • Experience with Timberline software is a plus.

Responsibilities

  • Assist estimating with specific project types, client relationships, or technical experience as needed.
  • Support and attend various business association networking events as identified by the company.
  • Accept opportunities to teach, speak, or support business associations aligned with our industry.
  • Maintain business to business contacts with current and past customers to identify repeat and new business opportunities.
  • Assume projects from the estimating team in the hand-off meeting.
  • Review estimate scope against subcontracts.
  • Review specifications, contracts, and schedules.
  • Review job estimate and prepare job information sheet for VP review.
  • Review drawings for prefabrication opportunities.
  • Develop Foreman Job Book and present all information to the Foreman.
  • Present projects to the field Superintendent and Foreman during the kick-off meeting.
  • Establish schedule of values against specifications or contract formats for submission.
  • Establish Change Order values against specifications or contract formats for submission.
  • Negotiate major buy packages and subcontracts.
  • Develop and maintain an organized job folder on the “R” drive.
  • Develop and maintain an organized RFI book and log.
  • Develop and maintain an organized proposed Change Order book and log.
  • Perform buyouts for all subcontracts, major buys and general materials.
  • Prepare and review all submittals and shop drawings prior to submission to the owner in a timely manner.
  • Develop submittal log and follow up on all submissions to ensure schedules are met.
  • Monitor job status to include hours, budgets, equipment, etc.
  • Document and coordinate prefabrication opportunities with the prefabrication Foreman.
  • Prepare and submit timely billings each month.
  • Prepare for and attend monthly WIP meetings.
  • Review and provide comments to General Contractors schedule on a monthly basis.
  • Ensure project milestones and completion dates are met.
  • Review projects weekly timesheets.
  • Review and project manpower, tools, and equipment needed for each project and communicate the needs to the resource manager in a timely manner.
  • Visit each active project at least once a week.
  • Review hours, materials, and equipment use with Foreman on a monthly basis; prepare a sound written recovery plan for marginalized budgets and present to the VP of construction.
  • Review, analyze, and approve all project invoices; ensure all cost codes are correct.
  • Effectively manage multiple projects.
  • Ensure that no additional work proceeds without written authorization from the General Contractor.
  • Review, price, submit, and track all project changes.
  • Communicate all approved changes to the field in a timely manner.
  • Prepare, submit and track all RFIs.
  • Communicate all RFIs submitted and answered to the field teams.
  • Ensure the Timberline logs for RFIs, Change Orders, and submittals are up to date.
  • Turn in 2-week look aheads to the VP of Construction each week for assigned projects.
  • Coach and mentor direct reports for professional development.
  • Evaluate and communicate the performance of Superintendents and Foremen to the Resource Manager.
  • Communicate major buy changes to major buy purchases so that PO amounts can be updated in Timberline.
  • Prepare and submit project closeout documents at substantial completion.
  • Prepare for and participate in post construction meetings for each project with the superintendent and Foreman.
  • Provide feedback to estimating.
  • Provide feedback to the field leadership.
  • Review lessons learned on assigned projects.
  • Perform other duties as assigned.
