Three Brothers Concrete is a Denver-based concrete contractor founded in 2003, and we are currently seeking a Commercial Concrete Project Manager. This role is pivotal in managing the scope of assigned projects from inception to completion, ensuring they are delivered on time and within budget. The successful candidate will be responsible for promoting and ensuring site safety, possessing a comprehensive understanding of day-to-day field operations for assigned projects. This includes planning, coordinating, sequencing work, procuring materials, and supervising concrete crew foremen, subcontractors, and vendors to ensure that all work adheres to Three Brothers Concrete's quality standards. In this position, you will actively promote safety and cleanliness on job sites, implementing and managing the company's safety policies and procedures. You will develop safety site plans for both the general contractor and Three Brothers Concrete. Establishing and maintaining strong relationships with vendor staff, company staff, and general contractor staff is essential. You will need to understand the scope of work for assigned projects, evaluate, accept, and execute within budget assumptions, and prepare Requests for Information (RFIs) as needed. Attendance at pre-construction and construction project meetings is required, along with maintaining a master schedule for the project portfolio. You will also be responsible for evaluating and accepting project budget assumptions prior to the project start, holding planning meetings with assigned foremen to calculate project material requirements, and understanding the weekly task sequencing of work. Identifying, communicating, and resolving potential conflicts that could impact project safety, quality, completion deadlines, and budget is crucial. You will prepare and review change orders, maintain a change order log, and ensure timely execution of cost control budget adjustments. Additionally, you will develop an understanding of prime contract review and legal subcontractor agreements, recommend changes to general contractor contracts, and set up projects across different technology platforms ahead of project start. Your role will also involve procuring necessary materials and equipment, coordinating submittals with the general contractor, and reviewing jobs in progress to verify production rates. You will perform visual inspections of the project site, oversee quality control programs, assist the accounting department with billing activities, and compile weekly job costing and production reports. Finally, you will compile close-out requirements, confirm that all scope and billing are complete, and ensure that all invoices have been received. You may also be called upon to perform other duties as needed.
