Wharton-Smith, Inc. is currently seeking an experienced Collaborative Delivery Preconstruction Manager to work at our headquarters in the Sanford, FL area. Primary responsibilities: Contribute to proposal and presentations as required. Establish and maintain client relationships, leveraging those relationships to assist the Company in preparing for upcoming proposals. Coordination with the estimating department lead and specialty estimators to deliver design phase cost estimates.Ability to read drawings, geo-tech reports and specifications. Identify areas of project risk and work with the design team to generate solutions to eliminate or reduce risk to all parties. Hold regular progress and milestone meetings with all stakeholders. Review engineering deliverables and provide meaningful and well-organized constructability comments in a timely manner. Solicit Subcontractor/Supplier participation. Provide owner/engineer with innovation solutions to maintain project budget and objectives. Maintain preconstruction phase schedule in P6 and coordinate with operations to develop construction phase schedule. Update the schedule for each milestone and for GMP development. Develop and write GMP bid packages. Coordinate all aspects of the bidding phase(s). Proficient in scope analysis, ability to estimate deficiencies as needed. Project RFQ and RFP development. Coordinate and establish the project budget (GMP). Understanding of project funding mechanisms and requirements to maintain compliance. Communicate with operations regularly to ensure project schedules meet the needs of the company and all promises made to the owner can be fulfilled. Projects ranging from 4 Million to 500 Million. Developing and maintaining long-term beneficial relationships with key vendors and subcontractors. Participate in pre and post-construction review. Maintain preconstruction project financials including Wharton-Smith costs, subcontract and vendor costs, engineering costs, and billings to the client to maintain healthy cash flow. Technical skills: Regular travel, outside geographic region, as required to meet the demands of the position including in-person meetings with client and engineers as well as travel to Wharton-Smith’s corporate or regional offices. Up to 25% travel required. Excellent written and oral communication skills. Utilize all Wharton-Smith tools to maintain a well-organized and well documented project, including comprehensive meeting agendas and minutes. Provide weekly reporting on progress of all projects and provide early identification of potential issues or delays. Maintain a clear status on all project action items for all team members to access. Establish and maintain hard deadlines for deliverables. Strong understanding and management of clients’ expectations.
