About The Position

Overview The Operations Technician is responsible for inspecting and troubleshooting maintenance/operational duties pertaining to the access of the community and/or its building and common areas, troubleshooting access systems, building and grounds oversight for compliance and reporting to management on all areas. The Operations Technician provides exemplary service in a manner consistent with the values and mission of the Castle Group. He or she performs all responsibilities while demonstrating outstanding customer service skills representative of Castle Royal Service. Responsibilities Maintenance-Operational Duties: - Envera System protocols oversight -Gate arm functionality and repairs -RFID equipment maintenance -Camera troubleshooting & video retrieval as needed -Software/hardware diagnostics -Auxiliary gate troubleshooting Basic Troubleshooting & Coordination: -System reboots and minor repairs -Vendor coordination for escalated repairs - Interface with Marion County Fire Department, EMTs, and the Sheriff’s Office as needed Building & Grounds Oversight: -Locking/unlocking buildings as needed -Responding to common area maintenance emergencies -Fire alarm and kitchen hood exhaust safety monitoring -Fitness center minor equipment & technology troubleshooting -Remote A/C temperature control -Emergency protocols (Hurricane preparedness) - Identifying and reporting community violations, maintenance /restocking needs, and signage issues, and operational concerns Communication & Follow-up: -Assisting residents with Envera App education and sign-ups -Ensuring prompt communication and follow-up on service and maintenance issues -Monitoring the Rover phone and responding to resident concerns -On-site wildlife contact and handling Disclaimer: Duties may be modified as operational needs change. Completes a daily walk-through and drive-through of the property to ensure an aesthetically pleasing environment with fully functioning equipment and amenities. Working knowledge of all tools and equipment, repair, and maintenance of that equipment, and requesting or reporting equipment issues to management Maintains a safe work environment. Maintains and reports vehicle needs (gas, cleaning, etc …) Provides inspection reports, checklists, log and other reports to the Operations Manager or Property Manager detailing property condition, safety issues, project updates and any other requested information. Using the established guidelines, assists in the preparation and implementation of a preventative maintenance program for the building and/or community, documenting procedures and processes followed. Executes the work schedule in agreement with the Operations Manager Responds to emergencies in the building and/or community as needed.  Maintains thorough knowledge and understanding of the emergency equipment and procedures and communicates to the Operations Manager or the Property Manager the status and outcome of any emergency. Other duties and responsibilities as assigned.

Requirements

  • High school diploma or equivalency
  • Additional vocational training and certifications may be recommended
  • Position will require a valid Driver’s License.

  • Ability to lift 50lbs. following appropriate safety procedures.
  • Ability to: o work in an upright standing position for long periods of time crawl in small and tight spaces work in different environmental working conditions ( e.g. heat, cold, wind, rain). walk and climb stairs stoop and bend Extensive use of fingers for typing and visual use of the computer monitor and or phone . Handle, grasp, feel objects and equipment. Reach with hands and arms.
  • Ability to quickly and easily navigate property/buildings is required to meet the job functions.
  • Repeat various motions with wrists, hands and fingers.
  • Ability to detect auditory and/or visual emergency alarms
  • May be to perform work outdoors during all seasons
  • Ability to climb ladders and work at heights above ground level.
  • Ability to learn new skills on the job.
  • Ability to hear, understand and respond appropriately to verbal requests made in person and over the telephone.
  • Visual ability correctable to 20/20.
  • Ability to respond verbally in an understandable, professional manner in person and over the telephone.
  • May be to travel for training sessions off-site
  • Entry level position
  • High school diploma or equivalent.
  • One (1) to two (2) years of front desk or club house attendant experience preferred.
  • Strong customer service skills required.
  • Effective verbal and written communication skills.
  • Computer literacy: Intermediate command of computer hardware/software is required.
  • English is required.
  • May be required to travel for training sessions off-site on an ad-hoc basis.
  • May be occasionally required to cover for front desk staff when needed.
  • Ability to work extended hours and weekends based on scheduling needs.
  • Ability to lift up to 40 lbs. work in an upright standing or sitting position for long periods of time. Handle, grasp and lift objects and packages. Reach with hands and arms.
  • Communicate, receive and exchange ideas and information by means of the spoken and written word.
  • Ability to quickly and easily navigate the property/building as required to meet the job functions.
  • Complete all required forms.
