About The Position

The position involves conducting all business in accordance with company policies and procedures, as well as state and federal laws such as OSHA and ADA. The individual will be available for maintenance emergencies 24/7 unless ill or on time off. Responsibilities include keeping MSDS sheets current, maintaining knowledge of laws and regulations regarding hazardous materials, and assuming additional duties as delegated by the Business Manager. The role requires attending meetings, maintaining a preventative maintenance program, reviewing utility invoices, inspecting properties, and ensuring safe occupancy. The individual will also monitor equipment, make recommendations for improvements, and maintain relationships with tenants.

Requirements

• High School Diploma or GED required.
• Valid driver's license with proof of insurance.
• General knowledge of electrical systems, plumbing systems, fire system devices, and air systems.
• Ability to read and interpret information from blueprints, schematics, and diagrams.
• General knowledge in the use of power and hand tools.
• Basic computer skills.

Responsibilities

• Comply with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
• Perform scheduled and non-scheduled preventive maintenance.
• Review assigned work orders and estimate time and materials needed to complete repairs.
• Order necessary materials and supplies to complete all tasks.
• Assist with repairs of buildings and installed systems including plumbing, kitchen equipment, roofs, drains, shop, and HVAC.
• Respond quickly to emergency situations, summoning additional assistance as needed.
• Maintain, repair and inspect specialized machinery and equipment.
• Perform routine building and grounds inspections.
• Participate in on-call rotation for off-hours (nights, weekends, and holidays) unless ill or on PTO.
• Perform other related duties as assigned.
• Maintain a great working relationship with all tenants and co-workers.
