About The Position

The Chief Engineer oversees all activities and staff related to the maintenance and repair of mechanical and electrical systems within a property. The goal is maximum life and reliability of all systems. The Chief Engineer must be flexible and willing to perform all duties that are assigned. Those duties may include maintenance and operations of HVAC, mechanical, plumbing and electrical systems. They may also include general building maintenance and building inspections. The Chief Engineer must respond to client requests, open and assign work orders and order parts when necessary. The Chief Engineer must also ensure compliance with expense guidelines, company policy, and governing codes. Requirements

  • Experience in building maintenance or engineering operations (commercial or residential).
  • EPA Certification for refrigerant handling required.
  • Ability to read and interpret blueprints.
  • Strong communication, teamwork, coaching, and customer service skills.
  • Proficiency with computers and building automation systems.

Nice To Haves

  • BOMA coursework, Fire Safety Director, Haz‑Mat, Indoor Air Quality, or LEED certifications.

Responsibilities

  • Perform and oversee maintenance and repairs for HVAC, electrical, plumbing, carpentry, and general building systems.
  • Complete and document work orders, preventive maintenance, inspections, and equipment logs.
  • Maintain inventory and ensure proper use of tools, materials, and equipment.
  • Assist with vendor coordination and long‑term equipment planning.
  • Perform custodial, grounds, or seasonal tasks as needed (e.g., snow removal, common area upkeep).
  • Participate in the on‑call rotation for evenings, weekends, and holidays.
  • Conduct move‑in/move‑out inspections and support unit turnover processes.
