Requirements

  • Licensed Electrician or equivalent experience.
  • Member of NJ Local 68 Union of Operating Engineers preferred or willing to join.
  • MS Excel, Word and PowerPoint proficiency.
  • Knowledgeable in Computerized Maintenance Management Systems (CMMS).
  • Knowledgeable in facilities engineering operations and maintenance.
  • Strong understanding of electrical systems/operations.
  • Demonstrated leadership, interpersonal and customer service skills.
  • Solid written and oral communication skills.
  • Ability to effectively multi-task.

Responsibilities

  • Enhance client property value and user satisfaction by effectively managing the Union engineering team's performance.
  • Manage all operational aspects of the Local 68 Union Engineering & Maintenance to the regional and property level.
  • Safely operate the facility in accordance with all applicable government and regulatory requirements.
  • Demonstrate and enforce safety rules and behavior.
  • Identify, enforce, and assess safety hazards and risks.
  • Participate in incident investigations.
  • Self-perform or manage repairs to the mechanical, plumbing, structural, control, and fire/life safety systems.
  • Maintain HVAC systems and equipment at optimum levels.
  • Provide vendor / contractor coordination as needed.
  • Review pricing and monitor work quality of outside contractors.
  • Manage JLL engineering training programs to ensure ongoing team training participation.
  • Consistently evaluate client needs to identify and develop team skill set focused at delivering increased value.
  • Manage risk associated with labor resources and client labor utilization.
