About The Position

Action Property Management is seeking a Building Engineer to directly supervise the onsite engineering and maintenance team. This role involves managing, maintaining, and repairing all building systems, including HVAC, mechanical, electrical, plumbing, fire safety, and emergency systems. The Building Engineer will also be responsible for vendor management, conducting inspections, developing maintenance programs, and ensuring safety compliance. The position requires availability for after-hour calls and emergencies.

Requirements

  • Minimum of 7 years of Building Engineering experience. Residential property management experience preferred.
  • At least 3 years of experience directly supervising an onsite maintenance and engineering team.
  • Proficient in mechanical diagnostics, repair, and building control systems.
  • Strong organizational, communication, and vendor management skills.
  • Proficiency in Microsoft Office (Outlook, Word, Excel) and internet applications.
  • Ability to interpret instructions, define problems, and implement solutions effectively.

  • Maintain exceptional customer service and assist team members as needed.
  • Exhibit integrity, loyalty, and a commitment to continuous improvement.
  • Availability to respond to emergencies 24/7.

Responsibilities

  • Directly supervise the onsite engineering and maintenance team, including hiring, training, and performance management.
  • Manage, maintain, and repair all building systems, including HVAC, mechanical, electrical, plumbing, fire safety, and emergency systems.
  • Supervise and schedule vendors, ensuring compliance with performance standards.
  • Conduct regular inspections of all common areas, documenting findings and follow-ups.
  • Develop and manage preventative maintenance programs and work order logs.
  • Assist in creating RFPs, bid analysis, and overseeing capital improvement projects.
  • Ensure safety compliance, obtain necessary permits, and coordinate equipment inspections.
  • Respond promptly to emergencies and homeowner inquiries, resolving maintenance issues.
  • Maintain inventory of tools and supplies.
  • Maintain preparedness for emergency response to flood, fire, power outage, earthquake, and other disasters.
  • Participate in budget planning and monitor maintenance expenditures.
