About The Position

WinnCompanies is searching for a Change of Occupancy Maintenance (COM) Coordinator to join our military housing team at Fort Wainwright, AK. In this role, you will coordinate and facilitate the administration of COMs in accordance with time, budget and quality expectations. You will work closely with COM Manager, Leasing Manager and Community Managers. Please note that this position is located at a federal facility. In accordance with the REAL ID Act, effective May 7, 2025, a REAL ID compliant driver's license/ID is required in order to access the federal facility.

Requirements

  • High school diploma or GED equivalent.
  • Less than 1 year of relevant work experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Experience with computer systems, including Microsoft Office.
  • Ability to respond to requests in a timely and respectful manner.
  • Outstanding verbal and written communication skills.
  • Good organizational and administrative skills.
  • Superb attention to detail.

  • Vocational or technical training.

Responsibilities

  • Update and adjust COM schedules based on technician production, absences and changes.
  • Coordinate QA, and punch list corrections to ensure timely completion.
  • Verify that labor and parts entries are entered on all work orders.
  • Reconcile technician labor hours in Yardi.
  • SuiteSpot Administrator to facilitate proper access, update team capacity and demand.
  • Schedule and adjusts technician’s daily work load.
  • Ensure prompt payment of purchase orders for COM activities and update vendor information in Suite Spot in alignment with WOMAs.
  • Ensure consistent and accurate communication between maintenance department and community/leasing offices.
  • Generate and review appropriate weekly and monthly maintenance reports to determine if there are any current or potential issues.
  • Responsible for duties of COM Manager, Other Department Managers, Resource Manager and Field Supervisors in their absence or as required.
