About The Position

JLL is seeking a Central Utility Plant Lead to operate and maintain central plant equipment within a team environment. This role is crucial for ensuring the highest level of professionalism, meeting client needs, and achieving 100% uptime. The lead will be responsible for protecting and improving the value of client assets, ensuring building engineering systems perform their intended function, and implementing and managing client maintenance standards. Key aspects include assisting in managing third-party maintenance providers, ensuring overall systems performance, executing equipment inspection and monitoring programs, and continuously evaluating and enhancing maintenance and operations methods. The position involves highly skilled operation, repair, and maintenance of plant equipment in a safe and efficient manner, requiring a comprehensive understanding of system interdependencies and operations. This includes analyzing system data, monitoring and managing Building Automation Control Systems, and performing routine and emergency repairs on various mechanical, electrical, and HVAC systems.

Requirements

  • High School diploma or GED equivalent
  • At least 8 years of relevant work experience, commercial or industrial Central Utility Plant and Chilled Water Systems
  • EPA Section 608 Universal certification
  • Journeyman Refrigeration Technician's License / Massachusetts Refrigeration Technicians License
  • Must possess and maintain a valid state driver’s license
  • Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)
  • Strong Customer Service & Interpersonal skills
  • Experience using Microsoft Office (Word, Outlook, Excel, Teams)
  • Strong troubleshooting and problem-solving skills are required
  • Must have strong background and knowledge in building mechanical, HVAC, and electrical systems
  • The ability to read, interpret, and understand basic engineering drawings and specifications including work orders and equipment manuals is required

Responsibilities

  • Protecting and improving the value of the client’s assets and ensuring that building engineering systems continue to perform their intended function
  • Implement and manage the agreed to client maintenance standards
  • Assist in managing 3rd party maintenance providers

  • Execute equipment inspection and monitoring programs
  • Continuously evaluate current maintenance and operations methods
  • Lead plant maintenance
  • Implement changes to enhance operational effectiveness
  • Perform highly skilled operation, repair, and maintenance of the plant and its associated equipment in a safe and efficient manner using their comprehensive understanding of system interdependencies and operations
  • Analyze system data, monitor, and manage system controls or Building Automation Control Systems to anticipate system needs, problem-solve, and adjust set points
  • Operate, monitor, and maintain plant equipment such as boilers, chillers, cooling towers, HVAC equipment, motors, pumps, VFDs, and all associated auxiliary equipment and controls
  • Perform routine and emergency repairs to electrical, electronic, mechanical, hydraulic, and pneumatic machinery, systems, and equipment
  • Manage all chemical treatment/testing and monitoring associated with steam, cooling towers and chilled and hot water systems as applicable
  • Ensure detailed preventative maintenance tasks are executed as scheduled and documented in the CMMS
  • Respond to alarms and take appropriate action to correct system operations and communicate all issues and resolutions
  • May be called upon to assist team member personnel and perform any assignment for which the individual is trained and has the resources to do safely
  • May be required to perform basic operator preventive maintenance tasks and provide work direction to fellow maintenance team members and or 3rd party service providers
  • Assist in maintaining all infrastructure and compliance documentation for the building including up-to-date building drawings, as well as documentation mandated for the purpose of maintaining company & regulatory compliance with Federal, State or Local law
  • Comply with all Federal, State, local and company policies regarding regulatory compliance and safety
  • May be required to perform additional or different duties from those set forth above to address business needs and changing business practices
