Come join our growing team! 29th Street is seeking a Centralized Screening Analyst to oversee and manage the applicant screening process across the portfolio. This role is responsible for evaluating applicant documentation, exercising independent judgment in screening determinations, and ensuring compliance with company policies and Fair Housing regulations. The Centralized Screening Analyst partners with operations, leasing, and compliance teams to optimize screening procedures, mitigate risk, and improve the efficiency and effectiveness of the leasing process. This role also monitors screening performance metrics, identifies trends, and recommends process improvements that support portfolio performance and revenue goals. The position is a hybrid role based in the Corporate Chicago office.

Requirements

  • Ability to collaborate effectively across operations, compliance, and leadership teams.
  • Bachelor’s degree in business, accounting, finance, economics, or related field preferred
  • Minimum 2 years of management related experience in the multi-family apartment industry

Responsibilities

  • Handle outbound and inbound communications including phone calls, emails, and texts with applicants to collect application documents including income verification and photo ID within established internal service level agreements (SLAs).
  • Evaluate applicant documentation, income verification, and supporting materials to determine compliance with company screening criteria and exercise independent judgment in screening determinations.
  • Serve as the centralized subject matter expert on applicant screening policies, ensuring consistency and compliance across the portfolio.
  • Review and analyze resident demographic and application data to identify trends and opportunities that inform operational and development strategies.
  • Monitor screening performance metrics including application completion rates, approval timelines, and document collection efficiency.
  • Analyze screening trends and provide recommendations to Operations leadership to improve conversion rates, reduce operational risk, and enhance the leasing process.
  • Serve as the primary liaison for third-party screening vendors including credit, background, and income verification platforms.
  • Evaluate vendor performance and escalate discrepancies or technical issues that impact screening accuracy or efficiency.
  • Audit application files for completeness, regulatory compliance, and adherence to Fair Housing guidelines and company policies.
  • Develop, implement, and maintain standardized screening procedures and training materials for onsite teams.
  • Partner with leasing, compliance, asset management, and operations teams to resolve complex applicant situations and ensure consistent screening practices.
  • Participate in the implementation of new PropTech tools related to leasing and applicant screening and contribute to process improvement initiatives that streamline leasing workflows.
  • Provide operational insights and recommendations to leadership regarding screening processes and potential risk factors.
  • Perform additional duties as assigned.
