About The Position

The Capital Planning Analyst is responsible for driving the capital planning process across the portfolio, ensuring alignment between strategic objectives, asset conditions, and financial outcomes. This role leads the development, governance, and execution of multi-year capital plans and serves as a key partner to project teams, facility management, finance, and portfolio strategy stakeholders. Operating within the account Center of Excellence, this position translates business priorities into actionable capital plans, ensures data integrity, and delivers insights that inform investment decisions and optimize portfolio performance.

Requirements

  • Bachelor’s degree required; preferred in finance, real estate, engineering, construction management, or related field
  • Minimum of 5 years of experience in capital planning, financial analysis, real estate, facilities, or related field
  • Strong analytical skillset with demonstrated experience in forecasting, budgeting, and data modeling
  • Advanced proficiency in Excel and SharePoint is required; experience with capital planning or real estate systems (e.g., Yardi, Argus), BI tools (Power BI, Power Automate), and CoPilot is a plus
  • Ability to synthesize complex data into clear, actionable insights for stakeholders
  • Strong communication and stakeholder management skills across multiple functions and levels

Responsibilities

  • Lead development and ongoing management of multi-year capital plans, including forecasting, prioritization, and budget alignment
  • Partner cross-functionally (project teams, facility managers, finance, transactions, and occupancy planners) to identify, scope, and validate capital needs
  • Hands-on experience supporting or managing construction projects across the full lifecycle (planning through closeout), with ability to translate field execution into capital planning inputs
  • Working knowledge of construction scheduling (e.g., MSP) and how timelines, sequencing, and delays impact capital forecasting, cash flow, and project delivery
  • Maintain and enhance capital planning datasets, ensuring accuracy, consistency, and audit-ready data quality
  • Analyze capital investment scenarios, including cost, risk, and lifecycle considerations, to support decision-making
  • Track capital plan performance, including budget vs. forecast, spend pacing, and project pipeline health
  • Develop and deliver recurring and ad hoc reporting for clients and leadership, translating data into clear insights and actions
  • Support capital governance processes, including approvals, funding allocation, and adherence to client policies
  • Partner with regional teams to monitor project planning, migration efforts, and execution readiness
  • Coordinate with Finance, Procurement, and Technology teams to align capital planning with enterprise processes and tools
  • Drive continuous improvement of capital planning tools, reporting, and workflows
