This is an onsite position based in the Facilities Management Building. About this role: The Campus Property Officer serves as the university’s subject matter expert for all real property matters. This role oversees the administration, compliance, and strategic coordination of UNC Charlotte’s real estate portfolio, ensuring every transaction aligns with university policy, UNC System regulations, and North Carolina state statutes. From acquisitions and leases to sales, exchanges, gifts, and bequests, you will manage complex real property transactions that require collaboration with university leadership, the UNC System Office, the State Property Office, and governing boards. This is a highly visible role that blends strategy, compliance, financial analysis, and stakeholder engagement to support the university’s long-term growth and operational success.

Requirements

  • Master’s degree in Business Administration with a Real Estate focus; OR
  • Bachelor’s degree with five (5) years of professional experience in commercial real estate; OR
  • An equivalent combination of education and relevant experience
  • Demonstrated experience managing commercial real property transactions
  • Strong understanding of budgeting, financial analysis, estimating, scheduling, and planning within a real estate context
  • Experience researching and interpreting deeds, leases, and public property records
  • Ability to analyze complex issues and develop strategic, compliant solutions
  • Excellent written and verbal communication skills, including the ability to present to senior leadership and governing bodies
  • Strong negotiation, consensus-building, and conflict management skills
  • Proficiency in Microsoft Office Suite; familiarity with Google Applications and willingness to learn new systems

Nice To Haves

  • Certified Property Manager (CPM) certification
  • Experience with commercial real estate transactions in a college or university environment
  • Demonstrated ability to manage complex, multi-faceted projects
  • Experience working within state or public-sector regulatory frameworks

Responsibilities

  • Serving as the university’s expert on real property policies, procedures, and best practices, ensuring full compliance with UNC System and State regulations
  • Facilitating acquisitions, dispositions, leases, purchases, sales, exchanges, gifts, and bequests from initiation through governing body approvals
  • Coordinating transaction reviews and approvals with University Administration, the Board of Trustees, Board of Governors, Council of State, UNC System Office, and State Property Office
  • Managing and maintaining the real estate records database system, ensuring data integrity and accurate documentation
  • Administering campus and public land records, deeds, leases, and transaction files
  • Researching and interpreting public records, deeds, leases, and related real property documents
  • Conducting feasibility and cash flow analysis for real property transactions
  • Evaluating property values and market conditions through comparable sales and public records analysis
  • Preparing forms, RFPs, correspondence, reports, and presentation materials
  • Advising internal stakeholders on complex or sensitive real property matters and identifying policy implications
  • Developing and implementing real property strategies aligned with the university’s strategic goals
  • Building collaborative relationships across Facilities Management, Design Services, senior leadership, and external governing agencies
  • Supporting renovation and upfit coordination for leased spaces in partnership with Design Services
