About The Position

The Contract Administration Project Manager will be responsible for providing assistance to the Contract Administration Project Managers, Contract Administration Senior Project Managers, and Director of Contract Administration.

  • Thorough understanding of engineering, architectural, and other construction drawings.
  • Knowledge of Bluebeam, PlanGrid, Submittal Platforms, and some Revit Knowledge
  • Bachelor’s degree in Architecture, Construction Management, or Construction Science required.
  • Two to three years of construction-related experience is required.
  • Must be able to traverse and inspect all areas of the jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
  • Must be able to lift up to 50 pounds at a time.
  • May require travel.
  • Exposure to characteristic construction site dangers.
  • Must be on-call to address delays, emergencies, bad weather, and other issues at the jobsite.

Responsibilities

  • May provide direction for Assistant Construction Administration Project Managers
  • Assists in observing the work by performing periodic site visits and preparing worksite observation reports.
  • Informs the owner of known deviations from the contract documents, reports defects and deficiencies in observed work, and informs the owner of project progress and dates for substantial completion.
  • Assists in processing Change Orders, Architectural Supplemental Instructions, Requests for Proposal and Change Requests
  • Attends preinstall meetings periodically.
  • Reviews submittals, project samples, and project data.
  • Responds to requests for information from multiple general contractors, owners, and developers.
  • Interprets the Construction Documents and schedules.
  • Reviews construction project requests for substitutions.
  • Is responsible for maintaining knowledge of current contract document information in the owner-architect agreement and any additional or professional services agreements in accordance with these documents.
  • Applies comprehensive understanding of the following building systems during document review: mechanical, electrical, plumbing, fire suppression, storm sewer, sanitary sewer, security, and low voltage.
  • Researches, maintains, and applies current knowledge of applicable codes for multiple projects and resolves issues with inspectors and other authorities having jurisdiction.
  • Uses standard protocol for communication with and between team members including the owner, architect/engineer team, general contractors, subcontractors, interior design team, and outside consultants.
  • Assists in providing feedback about issues for improvements (constructability, material appropriateness, clarity, function, equipment coordination, etc.) to the design/production team as well as quality management and specifications teams.
  • Assists with scheduling and coordinating project tasks assigned by the Project Management Team in logical steps and budgets the time necessary to meet deadlines.
  • Prepares content for and participates in all onsite punch-list walkthroughs.
  • May assist in quality control reviews of in-house architectural, structural, mechanical, and electrical designs.
  • Performs other related duties as assigned.
