About The Position

MalaceHR is seeking a driven and results-oriented Business Development & Sales Specialist – Exterior Services to support the growth of our commercial landscaping and exterior maintenance service lines. This role is responsible for identifying new business opportunities, developing client relationships, and securing service contracts within commercial markets. The ideal candidate brings industry knowledge, strong sales acumen, and the ability to manage the full sales cycle from prospecting to close.

Requirements

  • Minimum 3+ years of business development or sales experience (preferably in exterior services, landscaping, or related industry)
  • Proven track record of closing high-value deals
  • Strong communication, negotiation, and relationship-building skills
  • Ability to manage multiple opportunities and prioritize effectively
  • Detail-oriented with strong problem-solving abilities
  • Proficient in Microsoft Office (Excel, Word, Outlook, PowerPoint)
  • Valid driver’s license required
  • Willingness to travel as needed (~10%)

Nice To Haves

  • Associate’s degree in Business, Marketing, Landscape Architecture, or related field preferred
  • Experience with CRM platforms (e.g., FreshSales), ZoomInfo, or CoStar preferred
  • High level of professionalism and confidentiality

Responsibilities

  • Identify, prospect, and qualify new business opportunities through cold calling, networking, and lead generation
  • Build and maintain relationships with key decision-makers including property managers, facility leaders, developers, and procurement teams
  • Conduct site visits, needs assessments, and client consultations to understand project requirements
  • Lead the full sales cycle including presentations, negotiations, and contract execution
  • Prepare proposals, pricing, and responses to RFPs (Requests for Proposals)
  • Collaborate with internal teams (estimating, operations, and design) to deliver tailored client solutions
  • Develop and maintain a strong pipeline of commercial opportunities
  • Meet or exceed monthly and annual sales targets
  • Utilize CRM tools to track pipeline activity, client interactions, and forecasting
  • Participate in networking events, trade shows, and industry associations (e.g., BOMA, IFMA, IREM, ASHE)
  • Support marketing initiatives including campaigns and collateral development
  • Ensure smooth client onboarding and maintain ongoing customer satisfaction in partnership with operations teams
  • Monitor market trends, competitor activity, and industry developments
  • Provide additional support and take on special projects as needed
