About The Position

Charleston Grounds Management is a leader in Commercial Landscape Maintenance, Enhancements, Irrigation, Chemical, and Aquatic Services throughout the Charleston market. We specialize in HOA/POA communities, multi-family properties, industrial sites, and commercial accounts. We are building long-term growth through disciplined sales, operational excellence, and strong client relationships. We are seeking a high-performing Sales/ Business Developer to drive recurring maintenance revenue and lead the estimating process from property walk-through through contract execution. To exceed and be considered for this role you must have a proven track record of sales and building relationships and must hit the ground running to sell Landscape Maintenance Contracts. This is a high-accountability, revenue-producing leadership role for someone capable of generating significant recurring contract growth. Performance Expectation This position is expected to generate a minimum of $1.5 million annually in new recurring commercial maintenance contracts. If you have not previously sold at or near this level, this role may not be the right fit.

Requirements

  • 3+ years experience in commercial B2B contract sales (landscape industry strongly preferred)
  • Must live in the Charleston or surrounding area- looking to hire within 3 weeks
  • Must be fit to work in all types of weather- required to walk to inspect properties in low country heat.
  • Proven ability to sell $1M+ annually in recurring service contracts
  • Experience estimating commercial landscape maintenance contracts
  • Must be able to hit all KPIs as outlined.
  • Strong understanding of production rates, labor budgeting, and contract margins
  • Experience selling to HOAs, property managers, and commercial real estate groups
  • Strong CRM proficiency (HubSpot required)
  • Demonstrated history of meeting or exceeding sales quotas
  • Strong negotiation, presentation, and closing skills
  • Highly organized, competitive, financially disciplined, and self-driven
  • Company approved Winslow Test for compatibility to company needs and future plans

Responsibilities

  • Cold call and generate your own opportunities.
  • Own and drive the full sales cycle for commercial landscape contracts
  • Prospect and secure new HOA, multi-family, industrial, and commercial maintenance agreements
  • Build relationships with property managers, HOA boards, developers, and decision-makers
  • Generate leads through networking, outreach, referrals, trade shows, and industry involvement
  • Build and manage multiple sales pipelines simultaneously
  • Consistently meet and exceed monthly and annual sales targets
  • Own the full process from initial contact to signed contract and all steps in between.
  • Conduct detailed property walk-throughs
  • Understand labor production rates and margins
  • Collaborate with operations to validate production assumptions and labor budgets
  • Measure properties and evaluate full maintenance scope
  • Build accurate, profitable recurring maintenance contract estimates
  • Create and present professional proposals
  • Present proposals to boards, property managers and commercial decision-makers
  • Negotiate pricing, scope of proposed services, and contract terms
  • Close long-term recurring maintenance agreements
  • Support smooth onboarding by coordinating with management and labor teams
  • Track pipeline activity and forecasting in HubSpot (required)
  • Coordinate estimating, budgeting, and job setup in Aspire (preferred)
  • Maintain organized documentation and accurate revenue projections
  • Report performance metrics and forecast data to leadership
