About The Position

The building operator performs inspections, maintenance, and repairs of heating, air conditioning, and electrical equipment throughout the facility. You must ensure that all appropriate municipal and building codes and regulations are followed. He is responsible for the maintenance of the facility's parking areas, landscaped areas, and other associated equipment and systems. This position will support tenant services, capital, leasing functions, and activities when needed.

Requirements

  • High school diploma or equivalent
  • 3-5 years of progressive installation experience
  • Must present Driver Registration Certificate.
  • Possess a valid Class 3 driver's license from Puerto Rico.

Nice To Haves

  • Associate level Degree or Technical Certification in relevant field.
  • Certified or capable of becoming a scissor lift operator.
  • Electrical, HVAC, and/or plumbing certification preferred.
  • Certification in the following preferred disciplines: Occupational Health and Safety, Hazard Communication, OSHA Trainings, Standard CPR First Aid, Fall Protection. Training will be provided as needed.

Responsibilities

  • Conduct the day-to-day execution of operations and maintenance schedules to ensure uninterrupted tenant operations and asset integrity is maintained.
  • Perform and/or coordinate inspections, audits, maintenance, and repairs of air movement and heating systems, including air conditioners, boilers, radiators, pumps, exhaust fans, ceiling heating systems, and fire suppression systems.
  • Receive, evaluate, execute and complete service tickets with the corresponding documentation in the Service Now system.
  • Receives, evaluates, executes, and completes preventive maintenance through the system in the facilities department.
  • Responsible for completing the job hazard analysis prior to the start of work
  • Conduct inspections to ensure permits and certifications are up to date.
  • Coordinates the corresponding renewals.
  • Sign invoices for work carried out in the localities.
  • Prepare the weekly work plan.
  • Responsible for the inventory of tools, custody and maintenance of the assigned inventory area.
  • Evaluate the execution of landscaping works.
  • Provides support for generator refueling and operating hours.
  • Repair and replace plumbing fixtures, pipes, toilets, faucets, motors, and pumps as needed.
  • Install drinking water pipes and sanitary system.
  • Unclog toilets and pipes.
  • Check and replace all belts on electric motors and compressors, make sure backup equipment is operational.
  • Installation of building components such as cistern, submersible pumps, storm curtains
  • Adjust thermostats and mixing boxes.
  • Responsible for the replacement of luminaires
  • Perform general building inspections, maintenance, and preventative maintenance as needed.
  • Maintain daily equipment and meter reading records when needed.
  • Monitoring of the Building Management System within defined areas.
  • Conduct detailed inspections to ensure that scheduled and periodic maintenance of the building, equipment, and external areas, including cisterns and roof sealing, has been completed.
  • Comply with OH&S provincial safety policies/procedures and operate equipment, systems, and tools safely and efficiently at all times.
  • Coordinate renovations, repairs, cleaning, and other services with contractors as needed.
  • Ensure contractors are adhering to company safety policies and procedures and acting as on-site oversight.
  • Complete site safety orientations with contractors.
  • Address contractor concerns when requested by the supervisor.
  • Coordinate general maintenance of parking lots and grounds, including maintenance and repair of underground sprinklers.
  • Painting walls, ceiling, parking lines.
  • Installation of window screens.
  • Replacement and installation of doors.
  • Evaluation and repair of appliances when required.
  • Manage furniture as per work order requests.
  • Performs minor repairs and replacement of furniture, PVC installation, concrete walls, drywall, galvalume, wood, plycem and other materials, plaster of walls and ceilings, sanding, concrete floors, tile installation, asphalt path, acoustic ceilings, gates and fences.
  • Demolition of walls in accordance with asbestos environmental tests.
  • Liaise with the Capital, Design and Tenant Services teams to ensure delivery of O&M manuals, warranties or other supporting documentation
  • Ensures parts or equipment data is uploaded to the asset management system to set up preventive maintenance schedules
  • Perform or coordinate general cleaning activities in buildings, including cleaning when requested, pressure washing sidewalks and ceilings, cleaning electrical, janitor, and generator rooms as needed.
  • Coordinate and communicate with building occupants affected by project work.
  • Coordinate and/or perform the shutdown/commissioning of the building's utility systems for projects.
  • Inspect new facilities and renovations to ensure compliance with scope of work and all applicable regulations.
  • Verify completion of work to ensure compliance with scope of work and all applicable regulations.
  • Clean up any debris, spills, or messes after completing all activities.
  • Respond to service and maintenance requests on demand; solicit approvals and issue purchase orders to suppliers; Record the data and ensure that the completed work meets the quality and response requirements.
  • Respond to maintenance/service requests in a courteous and timely manner.
  • Identify problems and deliver service within defined timeframes.
  • Provide information to close the service request and record comments for future reference.
  • Use the work order request system for tracking and closing requests.
  • Helping with security issues
  • Prepare data, forms, reports, policies, and procedures related to the position when necessary.
  • Perform major storm restoration work and associated drills as assigned.
  • Perform other tasks as assigned.
  • Follow all policies and procedures.
  • This person must be open to cover the demands of other regions depending on the needs of the operation.
