Leads, oversees, and performs building custodial services for an assigned level two facility. Operates and maintains boilers, furnaces, air conditioning units, and related equipment. Performs routine building maintenance duties. Leads building service workers, and others. Performs other duties as assigned. MINIMUM QUALIFICATIONS Education, Training, and Experience: Possession of a high school diploma or an appropriate equivalent. Two years of increasingly responsible building services experience. One year's experience as supervisor, assistant supervisor, and/or lead worker. Note:Other combinations of applicable education, training, and experience that provide the knowledge and skills necessary to effectively perform the duties of the class may be considered. Licenses and Certifications Possession of a stationary engineer's license, issued by the Maryland State Board of Stationary Engineers, appropriate to the assignment is preferred. Knowledge, Skills, and Abilities: Knowledge of the operation, maintenance, and adjustment of boilers, pressure vessels, and facilities HVAC equipment. Knowledge of the methods, materials, and equipment used in custodial services. Knowledge of building operations, maintenance, and trades. Knowledge of supervising and/or leading employees. Skill in the operation, maintenance, and adjustment of boilers, pressure vessels, and facilities HVAC equipment. Skill in planning, assigning, and reviewing the work of custodial employees. Skill in using chemical cleaning products. Skill in reading and interpreting product specifications, manuals, and directions. Skill in maintaining records and preparing reports. Skill in performing building custodial duties. Skill in communicating effectively. PHYSICAL AND ENVIRONMENTAL CONDITIONS: The work of this class entails strenuous manual tasks performed for long periods of time. Work requires frequent walking, standing, crawling, climbing, kneeling, overhead work, and lifting and carrying of moderate to heavy objects.
