About The Position

JLL is seeking an Operating Engineer to join our team in maintaining and operating critical building systems for a premier facility. This is a hands-on technical role where you will be responsible for ensuring optimal performance of mechanical, electrical, and life safety systems while supporting our commitment to operational excellence and client satisfaction. You will play a vital role in maintaining a safe, efficient, and fully operational environment for building occupants and tenants.

Requirements

  • Minimum 1 year of electrical experience in a commercial or industrial setting
  • Demonstrated ability to perform general plumbing repairs, lighting repairs, and basic electrical troubleshooting
  • Proficiency in using voltmeters and other electrical testing equipment
  • Basic computer skills for logging data and communication
  • Strong analytical and problem-solving skills to diagnose and resolve equipment issues
  • Ability to work independently and as part of a team
  • Excellent communication skills for contractor oversight and client interaction
  • Commitment to maintaining a clean and safe workplace with proper handling of hazardous materials.

Nice To Haves

  • HVAC certification or related technical training
  • Experience with Building Management Systems (BMS) or Building Automation Systems (BAS)
  • Familiarity with critical facility operations and data center environments
  • Knowledge of emergency escalation procedures and critical infrastructure protocols
  • Previous experience in commercial property management or facilities engineering.

Responsibilities

  • Perform routine tests, rounds, and data analysis to ensure proper functioning of fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switchgear), emergency backup systems, and hot water systems
  • Monitor, adjust, and maintain refrigeration, chilled water, air conditioning, ventilating, and hot water equipment; record readings and make necessary adjustments to ensure proper operation
  • Operate and maintain critical equipment including UPS systems, generators, chillers, and critical air conditioning units
  • Install and repair plumbing/piping/tubing; wire single and three-phase motors; run conduit; install and rebuild pumps, motors, and air compressors; replace bearings, seals, and filters
  • Diagnose system malfunctions, determine root causes, and take corrective action to resolve issues promptly
  • Oversee contractor activities within the building, ensuring compliance with critical facility protocols
  • Maintain detailed records of building rounds, readings, engineering logs, and data sheets
  • Ensure strict adherence to the Critical Facility Work Authorization (CWA) process and Critical Awareness Process
  • Escort vendors and interact professionally with clients and tenants
  • Respond to on-call emergencies as required.
