What this job involves: Building Operating provides intermediate levels of repairs, maintenance, and improvements on facility MEP and related systems This role supports JLL's commitment to delivering exceptional facility operations through comprehensive building systems management. You will ensure optimal performance of mechanical, electrical, and plumbing systems while maintaining compliance with all regulatory requirements. This position directly contributes to JLL's business objectives by maintaining safe, efficient, and compliant facilities that support our clients' operational needs. What your day-to-day will look like: • Maintain compliance with State, County, City Ordinances, Codes, Laws, and Healthcare Compliance Regulations • Perform preventive maintenance and troubleshooting on HVAC systems, mechanical equipment, and low/medium voltage power systems • Respond to customer service requests and provide emergency response support (including on-call duties) • Use computerized maintenance management system (CMMS) to open, close, and track work orders • Maintain detailed logs, document equipment repairs, and provide timely communication on all activities • Manage vendor relationships and coordinate repairs with external contractors • Perform general maintenance tasks including carpentry and plumbing system repairs

Requirements

  • High School diploma or equivalent with technical training in building operations, HVAC, or related mechanical systems, WA state driver's license
  • Experience with computerized maintenance management systems (CMMS)
  • Strong troubleshooting skills for mechanical and electrical systems
  • 2-3 years building operating engineer experience, preferably in healthcare
  • All employees must become members of the Union after the thirtieth (30) day following start date
  • Vendor management experience
  • Excellent documentation and communication skills
  • Ability to work on-call for after-hours emergencies

Nice To Haves

  • Knowledge of healthcare facility compliance
  • Universal CFC card
  • City of Seattle Refrigeration Operator
  • Electrical 07 License (one year to obtain if required hours are met)
  • City of Seattle Grade 3 Boiler license (required in certain locations)
