About The Position

We are looking for full-time Building Mechanic to join our SageWater team and help service our clients in the Washington DMV area! We’re growing, and we’re looking for more great people to help us continue to grow! ABOUT THIS OPPORTUNITY: As a Building Mechanic, you are key to supporting our Mechanical service operations in the DMV area, working independently and together with our teams, depending on the project. Your work is 100% service based across multiple project sites, using our non-DOT regulated company vehicles, and so your location and the work performed will vary depending on the client’s needs. Your primary focus will be the maintenance, repair, and optimization of HVAC, boiler systems, and plumbing, typically in an occupied residential high‑rise project, and your tasks will include some finishing and clean-up as needed. The ideal candidate is service-oriented, self-directed, safety-focused, reliable, precise, patient, and possesses a willingness to “do whatever it takes” to facilitate the completion of each project. This role is intended to be a full-time hourly position, based within a reasonable commuting distance of the entire DMV area, and reports to the Division Manager, Mechanical.

Requirements

  • Min 5 years of experience as a building mechanic in a similar role
  • Demonstrated knowledge of building maintenance standards, techniques, and materials
  • Ability to read and interpret drawings, punch lists, and specifications
  • Ability to perform preventive maintenance, respond to work orders, and conduct inspections
  • Proficient with hand and power tools relevant to building maintenance
  • Ability to work independently and follow instructions with attention to detail and quality craftsmanship
  • Reliable, punctual, and able to work as scheduled
  • Valid state driver’s license with a clean driving record
  • Ability to safely operate non-DOT regulated company vehicles (pick-up trucks, vans, etc.)
  • Ability to follow maps, site directions, instructions, and adapt to changing priorities
  • Strong work ethic and willingness to support various field tasks with a positive “no job is too big or too small” attitude
  • Proficiency in English, written and spoken, with good communication skills
  • Must be able to regularly lift and carry 50-75 lbs, be capable of working at heights in high‑rise environments, and able to climb stairs and ladders

Nice To Haves

  • HVAC Journeyman license a plus
  • PREFERRED CANDIDATES will also have OSHA 10 certification
  • a high school diploma or GED
  • be proficient in Spanish
  • and/or have prior related military experience.

Responsibilities

  • Respond to and complete maintenance and repair work orders promptly and efficiently, prioritizing resident safety, comfort, and minimizing inconvenience in occupied units
  • Enter and work in residents’ homes professionally, maintaining cleanliness, respecting privacy, and following all access, notification, and safety protocols
  • Conduct scheduled inspections and routine maintenance of relevant building systems to ensure safe and reliable operation and to minimize service disruptions in occupied units
  • Safely drive between assigned multi-story residential properties and suppliers to provide maintenance support, manage time effectively, and comply with traffic laws and company driving policies
  • Properly use, maintain, and secure tools and equipment; keep vehicle, mechanical rooms, work areas, and job sites clean, organized, and safe at all times
  • Communicate and coordinate with supervisors, co-workers, other trades, residents, and others to resolve maintenance issues efficiently and professionally, ensuring minimal disruption to residents
  • Perform minor touch-ups and adjustments required for final inspections, walkthroughs, and close-out
  • Identify and recommend process improvements, ensuring improved quality and deliverables
  • Conduct pre- and post-trip vehicle inspections and report any issues promptly
  • Follow all company safety procedures, PPE requirements, and job-site protocols
  • Report hazards, unsafe conditions, or equipment concerns immediately
  • Communicate effectively with supervisors, co-workers, residents, and others
