About The Position

The Facilities Department is recruiting for a Building Maintenance Worker 2(Roof Maintenance). The Building Maintenance Worker 2 will plan, perform and/or coordinate a variety of skilled and semi-skilled building and facility construction, maintenance, and repair activities, requiring the application of standard trade practices, for a wide varietyofCitybuildingsandfacilities.Theprimaryfocusforthisrecruitmentwillbeforroof systems, roof cleaning, and roof-related maintenance across a wide variety of City buildings and facilities The Building Maintenance Worker(BMW) 2 is the first skilled level in the series and provides specialized skilled building and facility maintenance duties in one building trade specialty and assistance in other areas. The BMW 2 is distinguished from the BMW 1 in that the latter focuses upon semi-skilled building maintenance and/or pool operation duties

Requirements

  • Four years of increasingly responsible journey-level experience in one building/construction trade which includes some project planning and lead responsibilities.
  • High school diploma or equivalent and specialized training in building construction and maintenance.
  • Must pass a background check.
  • Must pass a physical assessment and drug test.
  • Valid Oregon driver's license (or, the ability to obtain by date of hire); must pass driving records check and, if hired, maintain a driving record that meets the City's standard. Oregon law requires that an out-of-state license holder must obtain a valid Oregon license (with appropriate endorsements) within 30 days of becoming domiciled in the state (ORS 803.355).
  • Depending on the areas of assignment, may require specific licenses and/or training certifications, including but not limited to: Restricted Energy Electrical License Limited Maintenance Electrical License Backflow Prevention Certification

  • Prioritize and coordinate a variety of duties and projects.
  • Plan and provide training to employees.
  • Establish effective working relationships with employees, vendors, local agencies and contractors.
  • Perform a variety of skilled building & facilities duties and handle various projects.
  • Operate and maintain appropriate hand and power tools used in building maintenance, repair, and construction.
  • Perform the physical duties required of the position.
  • Provide and wear personal protective equipment as required.
  • Be available and respond for emergency call-back as necessary.
  • Work in a variety of working conditions.
  • Respond to off-duty requests.

Responsibilities

  • Perform roof maintenance, cleaning, inspections, and repairs on a wide variety of City buildings and facilities.
  • Pre-planning and scheduling projects for completion, including preparing shop drawings; estimates for cost, time and materials; ordering supplies and equipment; and obtaining proper permits; ensuring work is performed with all safety precautions and to standards.
  • May monitor work of contractors and inspects building alterations proposed or completed by contractors to ensure compliance with specifications and safety standards; solves all onsite problems.
  • Operating a variety of hand and power equipment related to the area of assignment and tools, such as compressors, sprayers, pumps, generators, etc.
  • Following maps, diagrams, written instructions and specifications in completing work assignments.
  • Keeping accurate and complete records of all materials used, work performed and equipment serviced.
  • Maintaining records of preventative and maintenance repairs, and other related forms.
  • Coordinating the moving, relocation, and installation of office equipment and furnishings as part of a renovation project.
  • Exercising lead direction over lower level classifications.
  • Providing training to other employees in use and care of equipment and tools, and methods and standards related to building construction and maintenance.
  • May train coworkers and new employees in a specialty.
  • Travel to various locations to perform repairs and maintenance in a city owned vehicle
  • Actively supporting and respecting diversity in the workplace.
  • Performing other related duties as assigned.
