About The Position

The Building Maintenance Technician at Building Maintenance Systems Inc (BMSI) is responsible for performing various building operations and maintenance tasks to ensure a safe and functional environment for tenants and visitors. This role involves working collaboratively with the property management team to conduct preventive maintenance, respond to service requests, and manage building systems effectively. The technician will engage in electrical, plumbing, HVAC, and other trades within commercial buildings, contributing to community enhancement and customer service.

Requirements

• 1 - 3 years maintaining equipment and systems in commercial buildings.
• Demonstrated mechanical skills and abilities with HVAC equipment, Boilers and Chillers.
• Experience and skills in operating, troubleshooting, maintaining, installing, and repairing equipment.
• Technology skills necessary to manage work order applications on mobile phone and learn to operate Building Automation Systems.
• High School diploma or equivalent, and must be able to communicate effectively in English.
• Must meet the occupation requirements, such as lifting 50 lbs., walking distances, kneeling for 1 hour, and climbing ladders.
• Must have reliable transportation.
• Must be able to pass a drug screening and background check.
• Must possess a Universal CFC certification.

• Experience with supervision of maintenance technicians.

Responsibilities

• Perform building and systems inspections, making necessary modifications to building systems.
• Complete Preventive and Corrective Maintenance requests professionally.
• Work with vendors to complete contracted work orders to meet expectations.
• Maintain records, reports, and evaluations, and provide recommendations regarding building maintenance operations.
• Identify and order parts, materials, equipment, and supplies as needed.
• Manage Building Management System (BMS) / Energy Management System (EMS) as needed.
• Maintain a clean engineering shop, mechanical plant, mechanical rooms, and general building appearance.
• Follow all safety rules and regulations.
• Perform related work as required.
