About The Position

The Building Maintenance Technician is responsible for the integral ongoing maintenance and repair of our retail buildings. They are heavily involved in supporting the safe, smooth, and successful day-to-day operations of the store. Duties can vary from day to day and are assigned via a Help Desk platform or at the request of management. The Building Maintenance Technician needs to have a good knowledge of skills including HVAC, plumbing, drywall installation, electrical, painting, and general building repair. AFW is looking for someone who is adept at using a variety of hand and electrical tools. Has experience in construction, building maintenance, and preferably a degree or certification from a technical school will be beneficial in this role.

Requirements

  • Valid Driver’s License with a clean driving record is required.
  • Must have own tools.
  • Previous training in general building maintenance, electrical and plumbing
  • Knowledge of electrical, drywall, and plumbing repair
  • Skills in operation of various machinery, tools, and equipment
  • Excellent written and verbal communication skills
  • Ability to work with minimal supervision.
  • Ability to work in a high-performance, fast-paced team environment.
  • Ability to adapt to and work effectively within a constantly changing environment.

Nice To Haves

  • High school diploma or GED is preferred; maintenance related degree preferred; equivalent combination of education and experience accepted in lieu of diploma.
  • 2-4 years of previous building maintenance experience.
  • Maintenance certifications such as HVAC, electrical, etc.
  • Recycling and Environmental Health and Safety certifications/licenses.
  • Experience working with heating, ventilation, and air conditioning (HVAC) systems.
  • Basic computer skills.

Responsibilities

  • Knowledge of and ability to properly use required personal protective equipment (PPE).
  • Knowledge of blood-borne pathogen (BBP) safety and ability to safely clean biohazardous materials when required.
  • Perform preventive maintenance and routine building inspections.
  • Troubleshoot, diagnose, repair, modify, lubricate, and test building systems, equipment, and fixtures, including mechanical and electrical systems; experience with pneumatic or hydraulic systems is a plus.
  • Schedule and perform preventative, corrective, and general maintenance repairs in a safe and timely manner.
  • Assist with building rehabilitation and turnover projects within established timelines, including drywall, HVAC, plumbing, and electrical work.
  • Ensure the property is maintained in acceptable condition, including interiors, exteriors, and landscaping.
  • Assist management with daily operations, including communication with staff, residents/customers, and vendors.
  • Assist with planning, coordinating, and completing maintenance-related projects.
  • Resolve maintenance issues and respond to questions related to work methods and processes.
  • Inspect, maintain, and inventory tools, equipment, and maintenance areas in compliance with corporate policies and OSHA standards; order parts and materials as needed.
  • Maintain a clean, organized, and safe maintenance/shop area.
  • Work independently and collaboratively with other team members to complete repairs efficiently and safely.
  • Complete required work orders and documentation, including parts and materials used, in a timely and accurate manner.
  • Understand and follow all safety policies, including safe lifting practices and safe tool operation; use PPE as required.
  • Respond to emergency maintenance calls and after-hours service requests as needed.
  • Apply applicable technical standards and professional judgment when making maintenance decisions.
  • Perform all other duties as assigned by management.
