About The Position

The position involves performing day-to-day emergency and preventive maintenance repairs, completing daily logs, and managing assigned work orders. The role requires repairs of building systems including plumbing, roofs, drains, and HVAC, as well as maintaining cleanliness in common areas and exterior grounds. The individual will respond quickly to emergency situations and perform routine inspections of buildings and grounds. The position includes an on-call rotation for off-hours, including nights, weekends, and holidays, unless the individual is ill or on PTO. Other related duties may be assigned, and maintaining a great working relationship with tenants and co-workers is essential. Compliance with all applicable codes, regulations, and company directives related to building operations and work safety is required.

Requirements

• High School Diploma or GED required.
• Valid driver’s license with proof of insurance.
• Requires general knowledge of electrical, plumbing and HVAC systems.
• Requires general knowledge proper use of power and hand tools.
• Physical requirements include stooping, standing, walking, climbing stairs/ladders and ability to lift/carry heavy loads of 50 lbs. or more.
• Ability to wear all required safety equipment and perform needed tasks as directed or issued through building work order system.
• Decisions to be made with general understanding of procedures and company policies to achieve set results and deadlines.

Responsibilities

• Perform day-to-day emergency and preventive maintenance repairs.
• Complete daily logs as required.
• Complete assigned work orders.
• Perform repairs of buildings systems to include plumbing, roofs, drains, and HVAC.
• Remove trash and debris as needed on interior common areas and exterior grounds.
• Respond quickly to emergency situations, summoning additional assistance as needed.
• Perform routine building and grounds inspections.
• On-call rotation for off-hours (nights, weekends, and holidays) unless ill or on PTO.
• Perform other related duties as assigned.
• Maintain a great working relationship with all Tenants and Co-workers.
• Comply with all applicable codes, regulations and Company directives related to building operations and work safety.
