About The Position

The Building Maintenance Supervisor is a working supervisory position that oversees Facilities operational staff, including painters, electricians, carpenters, plumbers, and mechanics, in the general care, maintenance, repair, alteration, and security of state buildings. The supervisor schedules work, performs inspections, and makes recommendations for supplies and equipment needed. This role is essential during weather or other facilities emergencies and involves managing work orders, employee schedules, and ensuring compliance with safety training. The position requires physical stamina and the ability to lift heavy objects, operate motor vehicles, and work varied shifts.

Requirements

  • Knowledge of standard preventive maintenance procedures.
  • Knowledge of handheld power tools and small measurement devices.
  • Knowledge of safety precautions in building maintenance.
  • Ability to understand and apply laws, rules, and regulations.
  • Ability to read and interpret documents such as plans and blueprints.
  • Ability to communicate effectively in oral and written forms.
  • Ability to supervise and manage staff effectively.
  • Physical stamina and endurance to lift 50lbs.

Nice To Haves

  • At least 5-10 years' experience in building maintenance.
  • Knowledge of state processes and procedures.
  • A valid MA Unrestricted Construction Supervisor License.
  • OSHA 30 certification.

Responsibilities

  • Schedules, assigns, and supervises maintenance and repair work.
  • Coordinates work with other Trade or University departments.
  • Assists Director of Facilities and Operations with scheduling inspections and repairs.
  • Makes quality control inspection tours.
  • Identifies and assigns required repair work.
  • Monitors and manages the School Dude work order system.
  • Processes new work order requests and routes them to appropriate Trade Departments.
  • Verifies completion of work orders.
  • Generates work order reports.
  • Manages departmental employee coverage and schedules.
  • Approves employee time sheets and requests for leave.
  • Assists with preparing employee evaluations.
  • Ensures staff maintain required safety training.
  • Performs work within licensed trade and assists with snow and ice removal.
  • Provides backup coverage for other Trade supervisors.
  • Writes specifications for and estimates costs of repairs.
  • Requests quotes and prepares purchase requisitions.
  • Acts as a liaison to auditors and inspectors.
  • Reviews capital and operational project drawings and specifications.
  • Manages inventory of supplies and equipment.
