About The Position

SUNY Niagara is seeking a highly skilled Building Maintenance Person II to join our dedicated Operations team. This role involves independent, hands-on work performing a variety of mechanical, operational, and maintenance tasks across our campuses. With over 500,000 square feet of facility space and 200 acres of scenic property, SUNY Niagara's campuses offer an exceptional setting for this vital role. Key Responsibilities Perform mechanical, building operation, and maintenance tasks on complex building systems. Utilize journeyman-level skills and trade knowledge to ensure safe, efficient building functionality. Perform skilled carpentry work including installation, repair, and finishing of drywall, framing, doors, windows, and other structural components. Assist with renovation and repair projects requiring precise measurements, material selection, and finishing work. Work across two campuses-our main campus in Sanborn, NY, and the Niagara Falls Culinary Institute in downtown Niagara Falls. Requirements

  • Graduation from high school or possession of an equivalency diploma
  • Three (3) years of paid experience in large-scale facilities maintenance, general building construction, general building maintenance, or repair work. Experience must be in more than one of the skilled trades, such as plumbing, carpentry, electrical, HVAC, painting, masonry, etc.
  • Possession of a valid New York State motor vehicle license at time of appointment and for the duration of employment.

Responsibilities

  • Operates heating boilers, process piping, pumps, related equipment, and performs preventive maintenance tasks to promote efficiency and longevity of the equipment
  • Operates air conditioning equipment from small package units to large centrifugal compressors, process piping, pumps, condensers or water-cooling towers, and related equipment such as heat exchangers, domestic water heaters, piping valves and return condensate pumping systems and performs preventive maintenance tasks to promote efficiency and longevity of the equipment
  • Operates and maintains emergency generator for emergency electric power supply to one or more buildings
  • Performs all preventive maintenance on pneumatic temperature control systems and component parts not covered by contractual obligations of calibrations, repairs and checks operation of dampers, unit valves, and controllers for room controls, and fan systems which may have both heating and cooling functions
  • Performs maintenance work on electro-mechanical parts of fan systems such as motors, belts, fan freeze stats, fire stats, filters and campers (exclude working on high voltage equipment which should be performed by qualified electrical personnel)
  • Collaborates with outside contractors utilizing the County bidding and purchasing processes
  • Maintains records for New York State Department of Health
  • Reports to work on a call-in basis when necessary
  • Installs new or replacement equipment, and executes changes and/or expansions related to building systems
  • Assists building maintenance personnel, when assigned, to install, repair or maintain structural components, such as roofs, drains, windows, etc.
  • Supervises, when assigned, the work of others in the performance of maintenance related tasks.
