Building Maintenance Mechanic Helper
About The Position
The duties of this position involve performing a variety of skilled building maintenance and repair work. When working in City Hall the incumbent is responsible for assisting in the installation, maintenance and repair of building system components in City owned buildings. Under certain conditions and depending upon the employing agency, the incumbent may lead & participate in the work of cleaners and laborers. The incumbent of this position works under the general supervision of a higher level maintenance supervisor. The building Maintenance Mechanic Helper does related work as required.
Requirements
- Basic knowledge of principles, practices, methods and tools used in the plumbing, electrical and carpentry trades
- Good knowledge of the operation of pumps, cooling towers, chillers, boilers, and hot water heaters
- Good knowledge of building maintenance cleaning techniques
- Skilled in performing minor carpentry and tiling tasks
- Ability to read and write
- Ability to understand and follow oral and written instructions
- Ability to work with and lead the work activities of others
- Ability to operate a personal computer and utilize common office software programs
- Physical condition commensurate with the demands of the position
- Good knowledge of the operation and maintenance of low and high pressure steam and hot water systems.
- Working knowledge of fire alarm systems and emergency generator systems.
- One year of performing work in each of the following skilled trades; carpentry, plumbing, electrical work and the maintenance of heating and ventilating equipment; and a minimum of one year as one of the following: Pump Maintenance Helper or Electrician Helper or Carpenter Helper, or Plumber's Helper; OR
- Three years of trade school or an approved apprenticeship program in one of the following trades; plumbing, carpentry, electrical or pipefitter.
- Broome County residency is required at time of appointment.
Responsibilities
- Assists in the installation and maintenance of all building system components including the replacement of electric switches, outlets, light fixtures, plumbing lines, soil pipes and fixtures
- Assists plumbers in the installation and replacement of heating and cooling pipes, boiler and chiller parts including maintenance and repair of cooling towers and air handler units, and other heating and cooling system components
- Maintains all types of pumps such as the hot water circulation pump, boiler feeder pump and the vacuum pump
- Performs routine building maintenance cleaning work
- Performs snow plowing, snow removal and salting of walks and parking lots
- Performs paint work in empty apartments
- Performs tasks such as paper hanging, patching and sheet rocking
- Performs concrete repair work on steps and walks
- Lays and replaces floor covering
- Makes periodic inspections of facilities
- May lead & participate in the work of cleaners and laborers in performance of their duties
