Building Maintenance Mechanic 1 To operate, maintain, repair or replace mechanical equipment of the physical plant (including electrical, heating, cooling, plumbing and ventilating systems), security systems, fire and life safety systems, and grounds and provide general building maintenance at assigned County facilities; to order and maintain supplies used in building maintenance; to periodically respond to 24/7 emergency call-back schedule, as assigned; and to perform related duties as assigned. (This class is the entry or apprentice level in a career development series.) Building Maintenance Mechanic 2 To operate, maintain, repair or replace mechanical equipment of the physical plant (heating, cooling, ventilating systems), security systems, fire and life safety systems, and grounds and provide general building maintenance at assigned County facilities; to order and maintain supplies used in building maintenance; to periodically respond to 24/7 emergency call-back schedule, as assigned; and to perform related duties as assigned. (This class is the experienced or journey level in a career development series.) (The work assigned to a position in this classification may not include all possible tasks in this description and does not limit the assignment of any additional tasks in this classification. Regular attendance according to the position's management approved work schedule is required.) Finger printing: The Bureau of Criminal Apprehension (BCA) and the FBI require the Property Management Department to submit fingerprint cards of new employees and to keep them on file for every employee that has access to areas where their databases or information are accessed, produced, used, or stored. Bureau of Criminal Apprehension (BCA): Certification by the Bureau of Criminal Apprehension (BCA) for authorized access to areas where the Criminal Justice Information System (CJIS) is accessed or CJIS information is stored is required after hire and the ability to maintain this certification every year.

Requirements

  • Building Maintenance Mechanic 1: Education: Vocational certification or equivalent in HVACR, building/systems, custodial services or related field.
  • Experience: One year of experience maintaining and making repairs to commercial buildings.
  • Substitution: Equivalent combination of education and related experience.
  • Certifications/Licensure: Must have and maintain a valid class D driver's license. Ability to obtain a State of Minnesota Special Engineer Boiler's license within 6 months of employment, if assigned to facilities equipped with boilers.
  • Building Maintenance Mechanic 2: Education: Two-year vocational certification or equivalent in HVACR, building/systems or related field.
  • Experience: Three years of experience making repairs to a large (100,000 sq. ft.) commercial office building, including two years as a Building Maintenance Mechanic 1 or equivalent.
  • Substitution: Equivalent combination of education and related experience.
  • Certifications/Licensure: Must have and maintain a valid class D driver's license. Ability to obtain a State of Minnesota 2nd Class C Boiler's License within 6 months of employment, if assigned to facilities equipped with boilers.

Responsibilities

  • Prioritize preventive maintenance and repair requests and plan work to ensure necessary parts are available and tasks are completed efficiently and in a timely manner.
  • Assist in maintaining heating, ventilation and air conditioning systems by adjusting and repairing heat pumps, fans, and related mechanical equipment.
  • Assist in monitoring and documenting plant operations (including boilers, cooling towers, and pumps), making necessary adjustments to maintain maximum efficiency.
  • Operate, repair and maintain security, fire and life safety, and communication systems.
  • Assist in the development and implementation of energy conservation measures and processes.
  • Assist in the operation and maintenance of computer systems which monitor and control building mechanical systems, preventive maintenance programs, building services operation and utility tracking.
  • Maintain faucets, showers, sinks and toilets.
  • Maintain and repair interior finished floors, walls, ceilings, doors, and locks as assigned.
  • Inspect, repair and maintain light fixtures and controls, backup power, and electrical equipment as assigned.
  • Perform preventive maintenance by changing belts and filters, adjusting belts and cleaning, inspecting, oiling and greasing all mechanical equipment.
  • Maintain grounds using hand and power tools. Perform grounds keeping tasks such as trimming trees, pruning bushes, planting flowers, cutting grass, and patching sidewalks/parking lots.
  • Order and maintain inventories of parts and supplies; deliver equipment to vendors for repair or replacement and pick up purchased supplies.
  • Perform and keep records of scheduled tests of life safety equipment.
  • Operate and maintain tractors and all related snow removal equipment.
  • Periodically respond to 24/7 emergency call-back when scheduled and/or assigned.
