Requirements

  • Technical school or equivalent related experience preferred.
  • Minimum of 3-5 years of management and maintenance experience in a similar position.
  • 1-2 years of supervisory experience.
  • Valid CO license and at least 1 certification preferred (Electrical, Mechanical, or Plumbing).
  • Proficient computer skills required.
  • Ability to read, write, and speak English; Spanish preferred.
  • Basic plumbing skills and knowledge of electrical and mechanical systems.
  • Willingness to work with changing shift schedules.
  • Ability to work in all environments (indoor/outdoor) and weather conditions.

Responsibilities

  • Manage a staff of up to 8 employees and oversee day-to-day operations of the maintenance department.
  • Work with contractors and vendors to negotiate pricing and schedules.
  • Train employees to housing standards and ensure compliance with company and industry standards.
  • Maintain knowledge of housing operational procedures and business levels to schedule and complete work orders timely.
  • Lead staff meetings to keep employees informed and aligned with current needs and procedures.
  • Ensure compliance with all company and regulatory procedures, operations, and codes.
  • Manage work orders, employee requests, and housekeeping requests related to maintenance.
  • Maintain records of all work activities and support materials.
  • Provide maintenance reports and updates to other departments as needed.
  • Order parts and items necessary for repair of buildings and units.
  • Oversee training, coaching, and talent management of maintenance staff.
  • Perform duties including appliance repair/replacement, HVAC, plumbing, basic electrical, sheetrock repair/replacement, painting, general carpentry, housekeeping, pest control, landscaping, irrigation repair, and snow removal.
  • Responsible for budget and forecast guidance and adherence related to the housing portfolio.
  • Inspect all building and life-safety systems to minimize downtime and expense.
  • Ensure safe working conditions and procedures in work areas.
  • Perform other duties as assigned.
