  • Perform preventative maintenance on building equipment and systems to ensure safe and efficient operation.
  • Observe mechanical devices in operation, perform diagnostic routines, and troubleshoot to locate root causes of problems.
  • Perform electrical diagnostics on equipment and make necessary repairs based on the diagnosis.
  • Dismantle devices to gain access to and remove defective parts using hoists, hand and power tools.
  • Maintain a maintenance shop, storage closets, and tool rooms in a neat and orderly fashion.
  • Complete all work orders in the assigned time period.
  • Maintain appropriate levels of material handling equipment inventory.
  • Track and complete all preventative maintenance utilizing Maximo CMMS.
  • Ensure compliance with OSHA and other federal, state, and local guidelines.
  • Maintain knowledge of current trends and developments in the field by reading appropriate literature and attending related conferences.
  • Experience with Maximo CMMS (computerized maintenance management system).
  • Mid-level supervising experience in a maintenance role.
  • Strong organizational skills.
  • Mechanical knowledge and basic mechanical skills.
  • Ability to perform basic preventative maintenance after training.
  • Knowledge of fire protection and building utility drawings (gas, electric, fire, etc.).
  • Basic electrical skills including the ability to use meters for checking continuity, amp draw, and voltage.
