About The Position

SUMMARY: The Building Maintenance Technician performs skilled work in the general maintenance and repair of building systems and equipment. This position supports the Building Maintenance Specialist – HVAC in carrying out preventive, predictive, and corrective maintenance on HVAC, plumbing, electrical, and mechanical systems to ensure safe, reliable, and efficient building operations. Work includes troubleshooting, basic repairs, assisting with installations, and ensuring compliance with all safety and regulatory standards. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Requirements

  • High School Diploma or GED required.
  • A minimum of 3 years’ experience in building, HVAC, electrical, or mechanical maintenance.
  • Valid driver’s license with good driving record (required).
  • EPA Section 608 Certification (Type I or II required; Universal preferred within 2 years).
  • Ability to obtain Confined Space Entry, Lockout/Tagout, CPR, and First Aid certifications within one year.
  • Must read and interpret documents, such as safety rules, operating & maintenance instructions, chemical data sheets, and OEM manuals; must write routine reports and correspondence; must speak effectively before groups of customers or employees of the organization.
  • Must add, subtract, multiply, and divide in all units of measure using whole numbers, common fractions and decimals; ability to compute rate, ratio and percent and to draw and interpret various bar graphs; ability to read and interpret blueprints related to assigned duties.
  • Ability to apply common sense to carry out instructions furnished in written, oral or diagram form; ability to deal with problems involving variables in standardized situations; ability to complete assignments with little or no supervision.
  • The employee must occasionally lift and be able to move objects of up to fifty pounds; specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
  • Must be able to climb 165 feet above ground and work up to 90 feet underground required, accessing by ladders or safety harness to perform maintenance required.

Nice To Haves

  • Technical or vocational training in HVAC or building systems is preferred.
  • Basic knowledge of HVAC, plumbing, and electrical systems with willingness to learn advanced troubleshooting.
  • Computer skills including Microsoft Office and CMMS (Cityworks) preferred.

Responsibilities

  • Assist with installation, maintenance, troubleshooting, and repair of HVAC and refrigeration systems.
  • Perform routine inspections and preventive maintenance on building systems including HVAC, plumbing, electrical, and mechanical equipment.
  • Troubleshoot and make minor repairs to pumps, motors, compressors, piping, valves, fans, and filters.
  • Support testing and calibration of equipment and instrumentation under supervision.
  • Read and interpret work orders, manuals, and diagrams with guidance.
  • Enter work activities and parts used into CMMS (Cityworks).
  • Assist with predictive maintenance activities such as vibration checks and filter inspections.
  • Safely operate and maintain hand tools, power tools, and lifts.
  • Perform work in confined spaces, elevated areas, and underground locations as required.
  • Respond to service calls and emergencies under the direction of the Specialist.
  • Follow all safety procedures, regulatory requirements, and company standards.
