The Building Engineer will take direction from Client for day-to-day tasks. Respond to comfort complaints from the Client, ensure it is routed to the appropriate channels, and follow up on resolving these issues. Interface with the construction team to ensure that all installation related issues are being addressed and track progress. Long term plan for the client to have more direct control of mechanical systems through the Building Management System, which is currently controlled and operated by the Landlord.

  • Ability to conduct a comprehensive review of the building's controls and HVAC systems to identify the root cause of current issues
  • Assessing MEP and controls-related issues to determine whether they fall under the Client's or the Landlord's responsibilities
  • Evaluating the BMS system software and hardware installation.
  • Reviewing renovation plans, specifications, and select submittals, including TAB reports, punch lists, O&M manuals, and other closeout documents.
  • Assisting in the migration of MEP controls from the Landlord to Lord Abbett, including a review of the BMS network architecture and design to determine the most cost-effective solution. Priority will be given to Special Interest Spaces.
  • Facilitating the resolution of any outstanding installation or warranty deficiencies.
  • Provide Subject Matter Expert level support on behalf of the client and coordinate with the Landlord's engineering team as needed
  • Perform hands-on commissioning of MEP, BMS installation
  • If repairs are needed, engage with appropriate vendors and schedule work during on or off hours
  • Coordinate repair work with the Landlord
  • Present detailed plan of work and costs to manager for approval
  • Work with Workplace Services team for any future space modification that has impact on MEP
  • Bachelor of Science Degree in Engineering field and/or 5+ years of related experience in building mechanical and controls systems as well as new and existing building construction industry experience.
  • Demonstrated working knowledge of HVAC, control systems is required.
  • Experience analyzing the operation of HVAC systems and controls to identify and implement no-cost and low-cost actions that will increase energy efficiency and occupant comfort
  • Strong organizational and computer skills are necessary, particularly the Microsoft Office Suite
  • Possess highly developed interpersonal, analytical, and communication skills (oral & written)
