JOB FUNCTION / SUMMARY: The Building Engineer is responsible for maintaining, troubleshooting, and repairing building operating systems to ensure safe, efficient, and continuous operations. This role may be assigned to a single building with limited size and scope and serves as the primary on-site engineering resource. The Building Engineer must be available for after-hours emergency response and have reliable transportation.

Requirements

High school diploma or equivalent required
Minimum of 5 years of building operations or engineering experience
CFC certification (high-pressure discipline) required
Required licenses or certifications as applicable to the role
Strong knowledge of building mechanical, electrical, HVAC, and plumbing systems
Ability to manage multiple tasks and prioritize effectively
Strong troubleshooting and decision-making skills
Proficient computer and email skills
Ability to work independently with minimal supervision
Strong attention to safety and compliance
Ability to travel if required to perform the essential job functions
Ability to work under stress and meet deadlines
Ability to operate related equipment to perform the essential job functions
Ability to read and interpret a document if required to perform the essential job functions
Ability to lift/move/carry approximately 50 pounds if required to perform the essential job functions.
Ability to perform physical tasks, including lifting, climbing, and working in mechanical spaces
Ability to complete required safety training related to job duties

Responsibilities

Perform preventative maintenance, repairs, and troubleshooting on building systems, including mechanical, electrical, HVAC, plumbing, life safety, fire protection, and security systems
Maintain working knowledge of all building systems and respond to abnormal operating conditions
Conduct scheduled preventative maintenance, including lubrication, adjustments, cleaning, replacement of consumable parts (filters, indicator lights, etc.), and system testing
Maintain and service equipment such as air handling units (rooftop and built-up), recirculating air systems, water pumping systems, cooling plants, and plumbing components
Perform general building maintenance as needed
Respond to tenant service requests related to safety, mechanical, electrical, plumbing, and environmental needs via work orders and direct communication
Prepare and maintain maintenance logs, records, and documentation using preventative maintenance and work order systems
Coordinate and oversee outside contractors, including obtaining required approvals and maintaining work order documentation
Perform work in a manner that ensures tenant safety and uninterrupted building operations
Follow all site-specific operating procedures and safety protocols
Assist with snow and ice removal activities, including coordination of outside vendors
Maintain organized building and maintenance files
Perform other duties as assigned
