About The Position

The Engineer III position is a key role within the Property Management department, responsible for supervising day porters, maintenance technicians, and maintenance assistants. This position involves maintaining and operating various HVAC systems, electrical systems, plumbing systems, boiler systems, control systems, and their support equipment. The Engineer III responds to tenant service requests, troubleshoots problems, and recommends enhancements for all building mechanical and electrical systems. Additionally, this role includes working on special projects assigned by the Chief Engineer and is considered essential personnel, requiring response to after-hour emergencies.

Requirements

  • High school diploma or general education degree (GED).
  • Minimum of five years experience in a similar job; or equivalent combination of education and experience.
  • Must have OSHA 10 card or significant OSHA training.
  • Classroom training / certificate in basic electrical and basic refrigeration.
  • Universal CFC Certification.
  • Appropriate License/permit for trade as may be required.

Responsibilities

  • Supervise day porters, maintenance technicians, and maintenance assistants.
  • Perform preventative maintenance on equipment.
  • Operate and maintain water chillers, cooling towers, pumps, heat exchangers, air handling equipment, fans, automatic temperature controls, electrical switch gear, distribution switch boards and panels, sprinkler systems, fire alarm systems, valves, plumbing fixtures, and other mechanical and electrical equipment and systems in the building.
  • Disassemble, clean, examine for wear or damage, replace parts, test and adjust mechanical equipment (pumps, fans, dehumidifiers, compressors, condensers, water coolers, cooling towers, etc.).
  • Participate in the development and implementation of the operating, maintenance, and capital improvement budgets.
  • Assist with construction drawing review and construction oversight during customer TI projects.
  • Help to remove snow and ice from the outside of the building, including around the roof drains.
  • Perform duties required to correct emergency conditions.
  • Fulfill other duties as needed.
