The Building Engineer II is responsible for responding to and resolving guest repair requests with minimal supervision. This role involves performing preventive maintenance on tools and equipment, including cleaning and lubrication, and visually inspecting them. Key duties include carrying necessary equipment, identifying and operating all shut-off valves for equipment and buildings, and maintaining maintenance inventory while requisitioning parts and supplies. The engineer must effectively communicate daily activities and problems to other shifts using approved programs. The position requires proficiency in at least one of the following categories: air conditioning and refrigeration, electrical, mechanical, plumbing, pneumatic/electronic systems and controls, carpentry and finish skills, kitchen equipment, vehicles, energy conservation, or general building management, with above-average skills in two more and basic skills in the rest. A solid understanding and safe use of hand and power tools are essential, along with the basic ability to repair or replace PVC copper pipe, including soldering. The engineer will troubleshoot and perform basic repairs on various equipment, plumbing, and electrical items, program TVs, and handle general housekeeping and engineering-related tasks. Assistance with surface preparation, painting, minor drywall and wood trim repair, and light bulb/A/C filter replacement is also required, ensuring thorough cleanup. Adherence to the Lockout/Tagout system before maintenance work is mandatory. The role demands working knowledge of engineering computer programs for preventative maintenance, energy management, and other systems, including interacting devices. Mid-level troubleshooting of hotel Mechanical, Electrical, and Plumbing (MEP) systems is expected. The Building Engineer II should also be able to train and mentor Engineer I personnel and perform Engineer on Duty responsibilities, including readings and rounds. The position requires strict adherence to company and safety/security policies, reporting maintenance issues, hazards, accidents, or injuries, completing safety training, and properly storing flammable materials. Maintaining a professional appearance, confidentiality, and protecting company assets are also crucial. The engineer is expected to welcome and acknowledge guests, anticipate their needs, assist individuals with disabilities, and thank guests. Adherence to quality standards, developing positive working relationships, supporting team goals, and clear communication with colleagues are vital. Physical demands include moving, lifting, carrying, pushing, pulling, and placing objects up to 50 pounds without assistance, and heavier items with assistance, as well as moving up and down stairs, ramps, and ladders, and reaching overhead and below the knees. The role also involves using computers to access work-related information and performing other reasonable job duties as requested.
