Building Enclosure Project Manager II holds overall responsibility for assigned building enclosure projects of medium to high scope complexity. Duties include planning and executing a specific project plan, delivering quality products and services to the client in a timely manner, managing project financials, and serving as the primary contact between the SSR project team and the client. The Building Enclosure Project Manager II manages multiple projects including new construction commissioning as well as existing building investigations and consulting and is responsible for the results of assigned projects (Total Project Success).

  • Completes the project scope and requirements with the client and other stakeholders and communicates project scope and requirements to the project team
  • Prepares and implements a proactive Quality Assurance/Quality Control (QA/QC) plan for projects
  • Performs condition surveys and failure investigations of existing buildings related to building enclosure air and moisture leakage
  • Designs repairs to correct the root cause of investigated enclosure issues
  • Coordinates and directs or performs enclosure testing
  • Oversees the profitability of the project by negotiating fees and contracts as may be appropriate, participating in the budgeting process, and ensuring that invoices are accurate and delivered in a timely manner
  • Identifies, negotiates, and administers fees for additional services
  • Schedules work, communicates schedule information to the project team, and monitors manpower requirements
  • Facilitates communication between the client and the project team; documents important issues
  • Coordinates activities of the project team and contractors during the design and construction phases
  • Performs project job site visits to investigate field conditions, monitor progress, and ensure conformance to design specifications, owner expectations, and building codes during construction
  • Coordinates with other disciplines to determine equipment needs, implement operating procedures, and provide technical information
  • Monitors accounts receivables on projects and initiates corrective action as needed
  • Prepares the final report that documents all BE activities
  • Supervises the job close out process to ensure documentation, lessons learned, and filings are complete
  • Participates in planning and budgeting processes, which includes preparing monthly billing projections and budget metrics as required by management
  • Assists management in the training and mentoring of less experienced colleagues within the BE group
  • Assists management in the evaluation of less experienced colleagues within the BE group
  • Bachelor's degree in Engineering, Architecture, or related field
  • Ten years related project experience
  • Professional Engineer or Registered Architect preferred
  • Thorough knowledge of Microsoft Office Suite (i.e., Word, Excel, PowerPoint, and Outlook) software
  • Knowledge of project approach and systems design
  • Knowledge of building enclosure systems (roofing, below grade waterproofing, or vertical wall systems)
  • Knowledge of building codes and regulations
  • General knowledge of accounting and how to create and maintain budgets
  • Comprehension - ability to understand information, ideas, and direction presented in writing and/or verbally communicated
  • Written Communication Skills - ability to clearly deliver a message through written words using correct grammar, spelling, and punctuation
  • Speech Clarity - ability to speak clearly and in a common language so that others can understand you
  • Detail-Oriented - ability to achieve accuracy and thoroughness when accomplishing a task; pays attention to details and is able to understand the cause of a certain outcome
  • Judgement and Decision-Making Skills - ability to make reasoned judgments that are logical and well thought out; constructively questioning and analyzing information in order to make the best conclusion
  • Technical Writing Skills - skilled in the area of summarizing or explaining technical information in a clear, concise, and accurate way, communicating the point intended
  • Presentation Skills - effective in a variety of presentation settings both inside and outside the organization; commands attention and can manage group processes during the presentation; can change tactics midstream when something isn't working
