The position involves the planning, scheduling, implementation, and coordination of quality built homes from development through final construction on a timely and economical basis. The role includes managerial oversight of homes, selection, coordination, oversight, and management of people, materials, budgets, schedules, and contracts. The individual will direct and monitor the progress of a variety of projects, oversee the scheduling, delivery, and use of materials, ensure the quality of construction, worker productivity, and compliance with building and safety codes, while maintaining safe, clean, and compliant job sites. Understanding contracts, plans, construction methods, and regulations is essential. The candidate will track and control construction costs against the budget to avoid cost overruns, prepare daily, monthly, and quarterly reports, locate and negotiate pricing, obtain insurance information, and scope of work for various labor needs. Additionally, the role requires scheduling and managing subcontractors and their relationships to ensure homes are built on schedule and closed on time, completing homes and all customer walk-through items prior to closing, and conducting Home Buyer Meetings with customers.
