The BMS Operator is responsible for overseeing the operation and maintenance of the Building Management System (BMS), which controls various building systems such as HVAC, lighting, and energy management. This role involves real-time monitoring, troubleshooting, and ensuring efficient operation of building systems within set parameters.

  • Monitor and operate BMS systems, including HVAC, lighting, electrical, and fire safety systems.
  • Manage assigned work to ensure professional execution and customer satisfaction.
  • Report problems or changes to management immediately.
  • Interface with branch manager, service manager, and subcontractors to coordinate activities.
  • Perform diagnostics and troubleshooting of BMS systems to resolve malfunctions or alarms.
  • Respond promptly to system alarms, faults, and alerts, investigating causes and taking appropriate action.
  • Generate and maintain reports related to system performance, energy consumption, and faults for management review.
  • Assist in configuring and upgrading system settings for changes in building operations.
  • Ensure compliance with health, safety, and environmental regulations.
  • Provide technical support for facility teams regarding BMS operation.
  • Act as the first point of contact in BMS-related emergencies.
  • Proficiency in control theory, automatic temperature controls, and building automation systems.
  • 0-2 years of experience as a BMS operator or in facility management.
  • Strong communication skills to convey system statuses and issues clearly.
  • Effective writing skills and understanding of software applications.
  • Strong troubleshooting skills for resolving system faults or inefficiencies.
  • Attention to detail in monitoring system parameters and acting on deviations.
  • Ability to work closely with facility management teams and external contractors.
  • Diploma/Associate's Degree in Mechanical Engineering, Electrical Engineering, or a related field.
  • Certification in HVAC or related systems.
  • Familiarity with BMS software platforms such as Trane, Honeywell, Siemens, or Schneider Electric systems.
