About The Position

We’re looking for a detail-oriented, deadline-driven Assumptions Processor to join our growing servicing team. In this role, you’ll manage the end-to-end processing of mortgage assumption requests, ensuring compliance with agency guidelines and delivering an exceptional borrower experience. This position requires a strong working knowledge of Fannie Mae, Freddie Mac, and Ginnie Mae assumption guidelines, excellent stakeholder communication skills, and the ability to manage complex loan scenarios with minimal oversight.

Requirements

  • Experience working in mortgage servicing or closing with agency and government loan products.
  • Familiarity with state-specific recording requirements.
  • Proven ability to work in a deadline-driven environment while maintaining quality standards.
  • High school diploma, GED, or equivalent secondary education certification required.

Nice To Haves

  • 2+ years of mortgage servicing or processing experience, with specific exposure to assumptions preferred.
  • Familiarity with Freddie Mac, Fannie Mae, and Ginnie Mae servicing guidelines.
  • Strong organizational skills with the ability to manage multiple files and deadlines simultaneously.
  • Exceptional attention to detail and accuracy.
  • Proactive communicator with a focus on customer satisfaction.
  • Comfortable working in a fast-paced, technology-driven environment.

Responsibilities

  • Process mortgage assumption requests from initiation through completion, ensuring all required documentation is collected and reviewed for compliance with investor and regulatory guidelines.
  • Work directly with borrowers, real estate agents, and other stakeholders to explain requirements, resolve issues, and keep the process moving forward.
  • Independently manage multiple assumption files concurrently while meeting SLA and quality expectations.
  • Coordinate with internal servicing teams and external partners to ensure timelines are met and the customer experience is seamless.
  • Review and validate borrower eligibility in accordance with Freddie Mac, Fannie Mae, and Ginnie Mae requirements.
  • Accurately input, update, and maintain loan data with the servicing system, ensuring records reflect current ownership, obligor status, and assumption terms.
  • Track milestones and maintain audit-ready documentation to support internal reviews, investor audits, and regulatory exams.
  • Identify opportunities to improve workflows and leverage Valon’s technology to enhance processing speed and accuracy.
  • Maintain a strong understanding of agency guidelines and regulatory requirements related to assumptions.
  • Other duties as assigned
