This position will assist Property Manager with property operations; ensuring positive tenant relations; assist managing a maintenance staff; and complying with all TRG reporting requirements. The Asst. Community Manager will accurately assist the Property Manager with accomplishing financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action. They will maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, and contracting with vendor services. The role also involves maintaining building systems by contracting for maintenance services and supervising repairs, and securing property by contracting with security patrol service, establishing and enforcing precautionary policies and procedures, and responding to emergencies. The Asst. Community Manager will enforce occupancy policies and procedures by confronting violators, prepare reports by collecting, analyzing, and summarizing data and trends, and update job knowledge by participating in educational opportunities, reading professional publications, maintaining personal networks, and participating in professional organizations. They will accomplish organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments, and comply with all HUD and Tax Credit Requirements.
