Responsibilities: Assembling and modifying discounted cash flow projection models with respect to an investment, utilizing both Excel and Argus Assist with all due diligence relating to new investments including but not limited to the review of third party environmental and engineering reports, title, survey, historical financial statements, leases, and market research Assembling and drafting investment memos to be presented to Clarion Partners and client investment committees Monitor and analyze the financial performance of properties and portfolios Create/maintain portfolio models Assist with financing and disposition transactions Assist with preparation and review of portfolio level and client reports Prepare ad-hoc reports when needed Assist with special projects as needed Projections: Assemble and modify cash flow projection models with respect to an investment, utilizing both Argus and Excel. Utilize judgment, develop and form strong opinions on various underwriting assumptions and appropriate pricing/return parameters Investment Memoranda: Prepare and assist in the presentation of Preliminary and Final Investment Memoranda to the Investment Committee and to Porolio Management personnel. Involves substantial data review and writing Due Diligence and Closing: Undertake all due diligence responsibilities including detailed analyses of a property’s title and entitlement status, engineering and environmental condition, tenants and in-place lease review, operations and related financial statement review, analysis of market and competitive position, and other typical pertinent due diligence issues. Involves substantial data collection and review. Monitor transaction progress and coordinate closing Assist with financing Prepare ad-hoc reports when needed; assist with special projects as needed Up to 25% of the analyst’s time may be spent on asset management, portfolio management, or research tasks
