About The Position

Alliance Bernstein’s US Commercial Real Estate Debt Team (“AB CRED”) is seeking a motivated and detail-oriented Associate with 2-5 years of relevant CRE transactional experience to join our investment team. The Associate will play a critical role in evaluating, underwriting, and managing a diverse portfolio of CRE debt investments. This position offers a unique opportunity to gain hands-on experience in a dynamic and high-impact environment. You will be responsible for supporting investment teams charged with sourcing, structuring, and closing loan opportunities that align with the platform’s various investment strategies. We have recently launched multiple new investment initiatives which expand the investment profile to include mortgage loans, mezzanine loans, distressed debt, construction loans, loan acquisitions, loan participations and CMBS securities. Our investors and clients have a collective appetite for both fixed and floating rate loans with both short and long duration and secured by assets ranging from fully stabilized to transitional. Established processes and systems are in place to reinforce the discipline required to excel across all facets of the broadened investment mandate, including experienced deal sourcing, meticulous underwriting, comprehensive investor reporting, and proven asset management. Requirements

  • Bachelor’s degree in finance, real estate, economics, or a related field
  • Two to Five years of experience in CRE debt, real estate investment banking, structured finance, or a related area
  • Strong analytical and financial modeling skills, with proficiency in Excel, Argus and relevant financial software
  • Solid understanding of commercial real estate fundamentals, debt structures, and market dynamics
  • Excellent written and verbal communication skills, with the ability to synthesize complex information into clear recommendations
  • Detail-oriented, highly organized, and able to manage multiple tasks and deadlines in a fast-paced environment
  • A self-starter with a collaborative mindset and a curiosity about commercial real estate

Responsibilities

  • Investment Analysis & Underwriting Conduct detailed underwriting of CRE debt investments, including first mortgages, mezzanine loans, and preferred equity positions
  • Analyze property cash flows, market conditions, and borrower financials to assess investment viability
  • Prepare and present investment memoranda and recommendations to the investment committee
  • Market Research & Due Diligence Perform in-depth market research and property-level due diligence, including site visits and market comparables analysis
  • Collaborate with third-party service providers (e.g., brokers and other market participants, appraisers, environmental consultants, legal advisors etc.) to support due diligence efforts
  • Deal Execution Support the closing process by coordinating with internal and external stakeholders, ensuring timely and accurate execution of transactions
  • Assist in structuring loan agreements and negotiating key terms
  • Portfolio Management Monitor the performance of existing investments, including periodic reviews of borrower financials and property performance
  • Identify and address potential risks or opportunities within the portfolio
  • Relationship Management Build and maintain strong relationships with borrowers, brokers, and industry professionals to support deal sourcing and market intelligence
