The Associate Director is responsible for developing and overseeing a portfolio of maintenance and facilities improvement projects managed by the Integrated Facility Management (IFM) Team at the Rahway, New Jersey (RY) campus. The scope of this role includes: collaboration with the facilities operations team members to identify potential maintenance projects developing the initial basis of design and estimate, including assessment of alternatives developing business justification and partnering with the leadership team to prioritize and select projects to proceed to business approval transferring projects after business approval to contract partner who is responsible for project management (detailed design/engineering, estimating, execution) overseeing portfolio of projects managed by contract partner ensuring the technical quality of project deliverables and assuring successful project execution within the defined scope, budget and schedule.

Requirements

  • Minimum of 7 years of experience developing and managing small to medium size facility maintenance projects. Experience should include renovating site utilities, office and laboratory building facilities. This experience should include developing basis of design, assessing alternatives, developing cost and schedule estimates, execution oversight and supporting the commissioning of the renovated facilities.
  • Excellent Communication & Interpersonal Skills: ability to effectively communicate with stakeholders at various levels, including cross-functional teams, senior management and external vendors. Strong relationship-building, negotiation, and influencing skills to ensure customer and stakeholder alignment and collaboration.
  • A strong understanding of engineering principles related to utility equipment and systems, including HVAC, plumbing, electrical and building automation systems for office, laboratory and pilot plant facilities. Demonstrated ability to seek out technical expertise and extract necessary information effectively.
  • Strong analytical skills to identify problems, evaluate potential solutions, and implement effective corrective actions. This includes troubleshooting technical issues and operational inefficiencies.
  • Flexibility & Adaptability: Demonstrates ability to thrive in a fast-paced and dynamic environment, with the capability to adapt quickly to changing business needs and priorities.

  • Working knowledge of OSHA, NFPA, Building Code, ASME and other regulatory requirements required in the design, construction and/or renovation of utilities, office and laboratory building facilities and infrastructure.
  • Bachelor’s Degree in mechanical or chemical engineering, or equivalent science area.

Nice To Haves

  • Experience in facility operations, including HVAC, power (substations to local panels), steam generation, industrial gases, potable & non-potable water, etc.
  • Technical Proficiency with project management systems and software (e.g. MS Project, P6, SAP).
