About The Position

The Associate Director of Maintenance Projects is responsible for overseeing a portfolio of maintenance projects at the Rahway, New Jersey campus, managed by the Integrated Facility Management (IFM) Team. This role includes supporting day-to-day facility operations, troubleshooting equipment, and ensuring successful project execution within defined scope, budget, and schedule. The position aims to improve workplace experiences and support innovative research and development in the biopharmaceutical sector.

Requirements

• Bachelor's degree in mechanical or chemical engineering, or equivalent science.
• Minimum 10 years of experience leading small to medium facility maintenance projects as a project manager.
• Minimum 10 years of experience renovating office and laboratory building facilities and infrastructure.
• Working knowledge of OSHA, NFPA, Building Code, ASME and other regulatory requirements.
• Strong understanding of engineering principles related to utility equipment and systems, including HVAC, plumbing, electrical, and building automation systems.
• Ability to develop and implement effective maintenance strategies for facility equipment.
• Demonstrated ability leading technical teams with strong analytical skills to identify problems and implement solutions.

Nice To Haves

• Technical knowledge of the design and operation of utilities, including HVAC, power, steam generation, and industrial gases.
• Technical proficiency with project management systems and software (e.g., MS Project, P6, SAP).

Responsibilities

• Oversee a portfolio of maintenance projects managed by the Integrated Facility Management (IFM) Team.
• Support day-to-day facility operations, including equipment troubleshooting, maintenance, and repair.
• Identify and prioritize potential maintenance projects, defining the basis and justification for each.
• Ensure technical quality of project deliverables and successful execution within defined scope, budget, and schedule.
• Develop and implement effective maintenance strategies, including preventive and predictive maintenance programs.
• Lead technical teams and demonstrate safety leadership to maintain a safe work environment.
• Communicate effectively with stakeholders at various levels, including cross-functional teams and senior management.
