Location: Foster City Corporate Office Associate Asset Manager, Real Estate Transactions The Associate Asset Manager, Real Estate Transactions (AMRET) reports to the Associate Director of Asset Management, Real Estate Transactions and manages assigned projects within MidPen’s stabilized portfolio. Responsibilities include property rehabilitations, loan modifications and refinancings, investor buyouts, and other capital transactions. The role works closely with internal teams and external partners to ensure effective coordination and execution. This is a hybrid position, currently requiring office work on Tuesdays, Wednesdays, and Thursdays, with reliable internet required for remote work.

Requirements

  • Proficient in Excel, Word, and Outlook.
  • Skilled in preparing financial feasibility analyses, strategic plans, and narrative reports.

  • Bachelor's degree in Finance, Community Development, Economics, Urban Planning, or related field plus 2 years’ experience in low-income housing development or asset management, or combination of education and relevant work experience

Responsibilities

  • Monitor RFPs/NOFAs and identify funding opportunities for capital projects, refinancing, and other portfolio needs. Support preparation and submission of funding applications.
  • Ensure all governing documents are reviewed by internal parties prior to execution, as required, and all final documents are completed and distributed to applicable parties
  • Maintain updated internal records, models, trackers, and reports.
  • Coordinate internal/external approvals and ensure required post‑modification updates across departments.
  • Facilitate communication through meetings, status updates, and resident/staff notifications for impacted projects.
  • Assist with refinancing research, loan modifications, and management of financing activities through close.
  • Manage budgets, cost tracking, schedules, and ensure adherence to building guidelines on property rehab projects.
  • Oversee warranties, O&M materials, and collaborate cross‑functionally to determine optimal scope and timely completion of capital improvements.
  • Assist with due diligence for 15‑year investor limited partner buyouts and ensure timely draws of loan/grant funds and pursuit of rebates.
