Summary of the Position: Asset Management is responsible for developing and executing asset-level strategies throughout the hold period to maximize value, drive performance, and align with investor objectives. This includes business plan development and execution, performance monitoring, financial modeling, investment and lease analysis, redevelopment oversight, and refinancing/disposition analysis across the operating portfolio. The Associate will focus on the Chicago office portfolio and collaborate in a dynamic team environment to interact closely with cross-functional teams, including portfolio management, acquisitions, development, capital markets, property management, corporate strategy, innovation, design and construction, and leasing.

Requirements

  • 3-5 years of experience in an analytically rigorous Real Estate or Finance environment
  • Demonstrated passion for real estate and desire to build a career on the principal side
  • Strong analytical and creative problem-solving skills
  • Excellent written and verbal communication skills
  • Advanced Excel and financial modeling skills, with strong working experience in ARGUS Enterprise
  • Ability to work effectively with both peers and senior executives in a highly entrepreneurial, team-oriented environment
  • Exceptional attention to detail

Responsibilities

  • Provide analytical support to assist with the asset management function for existing properties, including quarterly valuations, cash management, hold/sell analyses, and other ad hoc sensitivity analyses
  • Work with third-party leasing teams to analyze and negotiate new leasing deals
  • Conduct market research using third-party data providers and broker relationships to compile relevant lease and sale comparables, competitive sets, development pipelines, and broader market intelligence
  • Prepare presentation materials and proposals with responsibility for written and graphic requirements
  • Respond to key stakeholder questions based on available information and financial analyses
  • Annual budgeting and reforecasting in coordination with property management, design & construction, leasing and accounting teams
  • Execute on or establish an asset’s business plan; coordinate with investment partners and participate in meetings with internal teams as well third-party consultants, such as architects, engineers, and marketing agencies, in furtherance of the asset’s business plan
  • Manage refinancing and disposition activities, as they arise
  • Analyze and manage tracking of various ongoing capital projects in coordination with design & construction teams and property management
